  1. EP 255: From 5K to 250K Followers: The Power of PR, Storytelling & Going Viral with Katie Cline

    Show notes

What does it take to get your hospitality business featured in major publications? And what happens when one Instagram reel completely changes the trajectory of your personal brand?

In this episode of Branded & Booked, I'm welcoming back Katie Cline, a hospitality PR expert, short-term rental owner, and former communications leader for brands like Ritz-Carlton, W Hotels, and St. Regis.

We're diving into the world of public relations and what short-term rental owners, boutique hotels, and micro-resorts need to know about getting media coverage that actually supports their business goals.

But we're also talking about something pretty wild.

Katie recently shared a reel about her family's abandoned farmhouse in Ireland, and within a matter of weeks, her Instagram following exploded from 5,600 to 250,000 followers. One reel alone reached more than 12 million views!

    In this conversation, we cover:

What PR actually is and how hospitality businesses can use it

✔️How to pitch journalists and get your property featured in the media

✔️Why getting featured in the biggest publication isn't always the best strategy

✔️The importance of storytelling when building a brand

✔️What Katie learned from going viral and gaining nearly 250,000 followers

✔️Why creating content that connects with your audience matters more than talking about yourself

Whether you're trying to get more eyes on your property, grow your personal brand, or figure out how to tell a story people actually care about, this conversation is packed with takeaways you can put to work.

Tune in for a conversation about PR, viral content, and the power of telling stories that people want to be part of. Connect with Katie Cline

  2. EP 254: Airbnb just gave hosts another reason to build their own brand.

    Show notes

Airbnb has been making some big changes lately, and if you're a short-term rental owner, co-host, or property manager, there are a few things we need to talk about.

In this episode of Branded and Booked, I'm breaking down Airbnb's recent policy changes, including restrictions around Wi-Fi portals, guest data collection, rental agreements, and third-party tools. I'm also sharing my thoughts on Airbnb's so-called "direct booking" link and why I don't consider it true direct booking.

Here's the thing: I'm not anti-Airbnb. We use the platform every single day across the properties we manage. But I do have a problem with how much control we're handing over to a platform when we're the ones assuming the financial risk, maintaining the properties, and doing the work to create great guest experiences.

We're also talking about why building your own hospitality brand, growing your email list, and investing in marketing matters more than ever, especially if you're building a business you want to grow for years to come.

Plus, I'm sharing a personal update on life behind the scenes, our year of RV travel, the challenges of balancing business and family, and some big decisions we're making about what comes next.

My biggest takeaway? If you're already investing your time and money into marketing your properties, you need to think about whose business you're actually building.

Airbnb can absolutely be part of your strategy. But it shouldn't be your entire strategy.

I'd love to hear how you're navigating these changes and what you're doing differently in your hospitality business. Send me a DM on Instagram at @theweberco and let me know!

Disclaimer: This episode shares my personal opinions and interpretation of Airbnb's policies at the time of recording. Review Airbnb's current policies and consult with your attorney about how they apply to your business.

  3. EP 253: How to Get More Full-Property Buyouts with Tony Stancato

    Show notes

What happens when a vacation rental investment turns into a portfolio of boutique hotels?

In this episode of Branded & Booked, Steph sits down with Tony Stancato to talk about his journey from buying his first short-term rental in 2020 to purchasing three boutique hotels in three years. What started as a way to offset travel expenses quickly turned into something much bigger as Tony and his business partner began recognizing opportunities in multi-unit properties and eventually hotels.

Tony gets into the actual numbers and decisions behind the growth, including how they financed their hotel acquisitions, brought investors into deals, approached renovations, and learned to operate properties in completely different markets.

They also dig into Tony's group buyout strategy and why positioning smaller hotels as one large property on Airbnb and Vrbo has created an entirely different revenue opportunity. Plus, they talk about the less glamorous realities of hotel investing: construction budgets that almost always go over, timelines that get pushed, finding financing, navigating seasonality, and the amount of work that actually goes into putting these deals together.

One of the biggest takeaways from this conversation? Know why you're trying to grow. If you're looking for additional income, vacation rentals may be exactly what you need. But if your goal is to leave your job or build significant wealth, Tony's advice is to think bigger faster. Set the goal, go after it, and consider setting it a little higher than you're comfortable saying out loud.

  4. EP 252: I Was Completely Wrong About the Campground I Want to Buy

    Show notes

One of the reasons we decided to spend this year traveling full-time in our RV was because Collin and I have talked for a long time about eventually buying a campground.

I knew living this lifestyle would teach me a lot. What I didn't realize was how quickly it would change what I'm actually looking for.

We're only about two months into this trip, we haven't toured a single campground for sale, and we definitely haven't started running numbers. Right now, I'm doing what I think every hospitality investor should do more of: experiencing the product as the guest.

And I've been taking notes everywhere we go.

In this episode of Branded & Booked, I'm sharing what I've noticed at the campgrounds we've stayed at so far, including the amenities that have genuinely made a difference, the layouts that work (and the ones that absolutely do not), what matters when you're traveling with kids, and the small details that have completely changed the experience.

I'm also getting into some of my favorite ideas I've seen along the way, from individual bathhouses and spacious sites to private hot tub rentals, indoor gathering spaces, pools, playgrounds, and even the beginnings of my dream hammock forest.

But more than anything, this experience has reinforced something I talk about constantly in branding and hospitality: you have to know who you're building for.

The campground built for someone looking for a quick, inexpensive overnight stop should be completely different from the campground built for a family looking for an experiential destination.

That decision impacts your amenities, layout, pricing, location, hospitality, marketing, and ultimately what people are willing to pay to stay with you.

I'm also sharing what my campground buy box is starting to look like, why I'm thinking about 50+ sites, multiple ways to stay, indoor gathering spaces, seasonality, and the kind of experience I'd want us to create if and when the right opportunity comes along.

This is very much the beginning of the journey.

And that's exactly why I wanted to document it.

Maybe someday I'll listen back to this episode from the campground we actually own and see just how much the vision changed along the way.

If you're thinking about investing in a campground, growing a hospitality brand, or simply want a behind-the-scenes look at how I'm thinking about our next potential investment, this episode is for you.

  5. EP 251: From 3 Million Views to 80% Direct Bookings with Debra Getts

    Show notes

What actually happens when you stop treating your short-term rental like a property and start building it like a hospitality brand?

In this episode of Branded & Booked, I'm sitting down with Debra Getts, owner of Shiny Apple Cabins in Blue Ridge, Georgia, to talk about exactly that.

Debra and her husband have built an incredibly clear brand around being some of the most dog-friendly stays in their market. And when I say dog-friendly, I don't just mean they allow dogs. They've thought through the entire experience, from fenced yards and crates to dog blankets, treats, cleaning supplies and the little details that make traveling with your dog significantly easier.

But what I really wanted to dig into with Debra is what happened once she took that strong brand and started intentionally marketing it.

After going through my STR Marketing Bootcamp and continuing to build out her marketing strategy, Debra put the foundational pieces in place first: a clear brand, a direct booking website, email funnels and systems designed to turn attention into actual guests.

Then she started working with influencers.

It wasn't an overnight success story. Her first few collaborations came with plenty of learning curves, contract changes and lessons about choosing the right creators. But she kept refining the process until she found the alignment that mattered.

One of those collaborations eventually resulted in a reel that reached nearly 3 million views.

Since then, Shiny Apple Cabins has grown its Instagram audience from a few hundred followers to more than 6,000, built a waitlist of creators wanting to work with the brand and, most importantly, grown to roughly 80% direct bookings this year.

And that's the part I want you to pay attention to.

The viral reel wasn't the strategy. The brand and marketing ecosystem behind it were.

We're talking about why your brand needs to be established before you bring influencers into the equation, how Debra vets and builds relationships with creators, why email marketing matters when your social reach takes off, and what it actually takes behind the scenes to turn visibility into bookings.

We also get into how Debra has built Shiny Apple Cabins around a very specific guest, why being radically dog-friendly has actually helped the business rather than hurt it, and how knowing exactly who you serve influences everything from your amenities to your pricing.

If you own a short-term rental or boutique hospitality brand and you're trying to figure out how branding, influencer marketing, social media, email and direct bookings actually work together, this episode is going to give you a very real look at what that can look like in practice.

And if you're ready to build the brand and marketing foundation that makes this kind of growth possible, apply to work with us at The Weber Co. We help short-term rentals, boutique hotels and hospitality brands build the strategy, branding and marketing systems designed to turn more of the right people into direct-booking guests.

  6. EP 250: How Our Micro-Resort Grew Revenue 76% (And What It Really Took)

    Show notes

For the first time, I'm pulling back the curtain on what our first full peak season actually looked like at Cabins on the Cumberland.

There are so many conversations online about buying boutique hotels, building micro resorts, and creating passive income, but very few people are willing to talk about the numbers behind the scenes. In this episode, I'm sharing ours.

I break down our June and July performance year over year, where our ADR and occupancy landed, how a completed guest experience changed everything, and why branding, revenue management, direct bookings, and thoughtful hospitality all worked together to produce our strongest season yet.

I also talk honestly about the realities that don't make it into Instagram posts: construction delays, unexpected expenses, cash flow, saving for slow season, and why a profitable hospitality business is about so much more than big revenue months.

If you've ever wondered what it actually looks like to build a hospitality business from the ground up, or you're trying to increase revenue at your own property, I think you'll find this episode refreshing, practical, and hopefully encouraging.

If you're ready to build a hospitality brand that drives more direct bookings, stronger guest loyalty, and long-term growth, I'd love to help. Learn more about working with my team at theweberco.com.

  7. EP 249: The Difference Between a Nice Hotel and a Booked-Out One with Courtney Petrovich

    Show notes

What separates a hotel that's simply beautiful from one that guests can't stop booking?

In this episode, I sit down with hospitality designer Courtney Petrovich, founder of Deanery Designs, to talk about the role design really plays in the success of a hospitality brand. We dive into why boutique hotel design is so much more than selecting furniture and finishes, how thoughtful design can help attract investors before a project is even built, and the operational decisions that can save owners time and money for years to come.

We also talk about the shift we're seeing as more short-term rental investors move into the boutique hotel space, why creating a true sense of place matters more than following design trends, and how the smallest details often create the most memorable guest experiences. If you're developing a boutique hotel, planning a micro resort, or simply want your hospitality brand to stand out in a crowded market, this conversation is full of practical insights you won't want to miss.

  8. EP 248: Our First Weeks Living in an RV + A New Way to Bring Your Brand to Life

    Show notes

We're officially recording our first podcast episode from the camper, and after more than two weeks on the road, it's safe to say this adventure has already taught us more than we expected.

In this episode, I'm sharing an honest behind-the-scenes look at what it's been like transitioning into full-time RV life with our family. From unexpected truck delays and finding a long-term tenant for our home to exploring South Dakota's national parks, navigating tiny living with two little boys, and discovering just how much lifestyle freedom entrepreneurship can create, this episode is a candid update on what this season has looked like so far.

I also share one of the biggest mindset shifts I've had since leaving: realizing that building a business isn't just about financial freedom. It's also about creating the freedom to experience life differently, and this trip has completely changed the way I think about that.

Finally, I'm announcing something I've been incredibly excited to launch: my new On-Site Marketing Intensives. These application-only experiences combine brand strategy, guest experience consulting, content creation, and marketing strategy—all at your property. If you've been looking for hands-on guidance to elevate your hospitality brand while creating a library of intentional content that actually converts, this is exactly what I've built these for.

  9. EP 247: How They Reached 70% Direct Bookings (And Why Most Hosts Are Asking the Wrong Question) with Rose Tipka

    Show notes

    Everyone wants more direct bookings.

But what if the question isn't "How do I get more direct bookings?" What if the real question is, "How do I build a business that guests want to book from directly?"

In this episode of Branded & Booked, I sit down with Rose Taika, founder of Your Family's Place, a vacation rental company in Ohio's Amish Country that generates roughly 70% of its bookings through its own website.

Rose is a homeschooling mom of six, a best-selling author, and a hospitality entrepreneur who has built a portfolio of family-focused vacation rentals by thinking differently about branding, guest experience, and long-term business value.

Throughout our conversation, Rose shares why direct bookings are the result of years of intentional business building—not a software, funnel, or marketing hack.

We talk about how Your Family's Place reached approximately 70% direct bookings, why most hosts focus on the wrong metrics when trying to increase direct reservations, and the role branding, email marketing, content creators, advertising, and repeat guests have played in their growth.

Rose also shares why she believes hospitality is ultimately a relationship business and how that mindset has shaped everything from their guest experience to their long-term growth strategy.

One of the most powerful moments in the episode comes when Rose says, "Real businesses market."

It's a simple statement, but one that challenged the way I think many of us approach direct bookings. In an industry where Airbnb can bring us reservations, it's easy to forget that direct bookings don't happen by accident. They are often the result of years of building a brand, nurturing guest relationships, and consistently showing up.

We also discuss the mindset shift from owning vacation rentals to building a hospitality business, creating value beyond the real estate itself, and why scaling a successful hospitality company requires consistent effort over time.

Whether you're a vacation rental owner, boutique hotel operator, property manager, or hospitality entrepreneur, this episode is packed with insights on branding, marketing, guest relationships, and building a business designed for the long term.

  10. EP 246: How 29% of Our Bookings Generated 43% of Our Revenue

    Show notes

In this episode of Branded & Booked, I'm pulling back the curtain on the real booking and revenue numbers from May at Cabins on the Cumberland. If you've ever wondered whether investing in direct bookings is actually worth it, this episode provides the proof.

I break down exactly where our bookings came from, how much revenue each channel generated, and why direct bookings continue to outperform Airbnb when it comes to profitability. I also share the pricing strategies, marketing tactics, and guest experience considerations that have helped us grow direct bookings into a meaningful part of our business.

During the episode, I walk through our May booking breakdown, explain why 29% of our bookings generated 43% of our total revenue, and share how Airbnb and direct bookings compare from a profitability standpoint. I discuss the pricing strategy behind maintaining rate parity across channels, how promo codes and email marketing support direct booking growth, and why direct guests are often less price-sensitive than OTA guests.

I also explore the psychological difference between booking on Airbnb versus a branded website, how simple upsells can increase guest value, why owning the guest relationship matters, and the hidden costs of relying entirely on OTAs. Most importantly, I explain why building a brand is one of the most valuable long-term investments a hospitality business can make.

The numbers from May tell an interesting story. While 62% of our bookings came from Airbnb, those reservations generated approximately 47% of our total revenue. Direct bookings accounted for just 29% of reservations but generated approximately 43% of total revenue. Airbnb produced $12,943.26 in revenue while direct bookings generated $11,927.27, leaving only about a $1,000 difference between the two channels despite a significant difference in booking volume.

If you're a vacation rental owner, boutique hotel operator, or hospitality entrepreneur looking to create a more profitable and sustainable business, this episode offers practical insights you can apply immediately.

  11. EP 245: The Hospitality Industry Is About to Split in Two (And Most Hosts Aren't Ready) with Gil Chan

    Show notes

I genuinely think the hospitality industry is entering one of the biggest shifts we've seen in years — and the hosts who survive over the next 3–5 years are going to think very differently than the ones who thrived during the Airbnb gold rush.

In this episode, I sat down with Gil Chan, founder of Crafted Stays, to talk about where hospitality is headed, how AI is changing the way guests search for stays, and why branding and direct bookings matter more than ever moving forward.

We talked about why relying completely on Airbnb is becoming increasingly risky, how AI tools like ChatGPT are already changing trip planning behavior, what makes a direct booking website actually convert, why amenities alone are no longer enough to stand out, and the difference between "having an Airbnb" and building a real hospitality brand.

One of my favorite parts of this conversation was talking about the "middle tier" of hospitality slowly disappearing — and why the brands that deeply understand their guests and intentionally create experiences are going to be the ones that win long-term.

  12. EP 244: Building Businesses, Raising Kids & Going on the Road for a Year

    Show notes

We're about 30 days away from leaving for a year-long camper trip with our boys… and honestly? Life feels a little chaotic right now.

In this episode of Branded & Booked, I'm sharing a very real behind-the-scenes update on what's been happening as we prepare to leave "normal life" for a completely different season. From our disastrous first RV test trip to truck issues throwing a wrench into our plans, packing up our house, balancing explosive business growth, and preparing for Collin to leave his six-figure job… there's been a lot happening all at once.

This episode is honest, messy, vulnerable, funny at times, and probably one of the most personal conversations I've shared in a while. We talk about entrepreneurship, lifestyle freedom, risk, pressure, intuition, parenting, and what it actually looks like when you start building a life outside the version everyone expects you to live.

Because the truth is… I don't think entrepreneurship is just about making more money anymore. I think it's about creating a life you genuinely want to wake up inside of.

If you've ever questioned whether you're building a business… or building a life you actually want to live, this episode is for you.

  13. EP 243: The Legal Mistakes STR Owners Keep Making with Katie Johnson

    Show notes

Most short-term rental owners spend all their time thinking about branding, bookings, design, amenities, and guest experience…

But almost no one talks about the legal side of this business until something goes wrong.

In this episode, I sat down with STR attorney, host, and co-host Katie Johnson to talk about the legal mistakes we see owners and property managers making all the time and honestly, some of these are way more common than they should be.

We talk about LLCs, insurance, rental agreements, safety compliance, co-hosting contracts, operating agreements, capital raising, and what owners need to think about before scaling into boutique hotels, glamping sites, or micro resorts.

Katie shares why simply having an LLC is not enough if your property is not transferred correctly, what insurance companies are actually looking for when denying claims, why rental agreements matter more than most hosts realize, and the biggest risks she sees owners overlooking every single day.

We also dive into safety inspections, reducing liability, protecting yourself as a co-host or property manager, partnership operating agreements, and the legal side of raising capital for STR investments.

This conversation was eye-opening even for me, and if you own, manage, or are investing in short-term rentals in any capacity, this is genuinely one of those episodes you should not skip.

Katie also shares details about her legal template shop, her podcast, and resources specifically created for short-term rental owners and operators.

  14. EP 242: What Virgin Voyages & Coachella Understand About Influencer Marketing That Most Brands Don't

    Show notes

Influencer marketing is not just about getting pretty content. It's about creating a moment people want to be part of.

In this episode of Branded and Booked, I'm breaking down what boutique hotels, micro resorts, and short-term rental brands can learn from companies like Virgin Voyages, 818, COMFRT, and Colorescience when it comes to using creators in a way that actually drives attention, demand, and revenue. Because the brands doing this well are not treating influencer marketing like an afterthought. They are building entire experiences around it.

I'm sharing why Virgin Voyages' recent creator cruise was such a smart marketing move, how brands are using groups of influencers to create FOMO and social proof at scale, and why hospitality brands should be thinking much bigger than "let's trade a free night for a Reel." I also walk through how I'd apply this strategy to a boutique hotel, micro resort, or even a single short-term rental, especially around launches, seasonal campaigns, and direct booking growth.

If influencer marketing has felt confusing, expensive, or hard to measure, this episode will help you think about it differently. And if you want help sourcing, negotiating, and collaborating with creators the right way, grab my free influencer marketing guide in the show notes.

  15. EP 141: What No One Is Telling You About AI in Hospitality

    Show notes

I feel like everywhere I turn right now, someone is talking about AI…how fast it is, how efficient it is, how it can replace entire roles on your team. And while I do think there's a place for it (and we're absolutely exploring that on the operations side of our businesses), I've had this growing tension around how it's being used in marketing… especially in hospitality.

Because here's the reality I can't ignore: so much content is starting to sound the same. Same captions, same emails, same listing language. And when everything feels templated and mass-produced, we lose the very thing that actually drives bookings, connection. This episode is me unpacking that in real time. The good, the bad, and honestly… the ugly of what I'm already seeing happen as more people lean on AI without a real strategy behind it.

I talk through where I think AI actually makes a lot of sense (like supporting your team, reducing burnout, streamlining backend systems), but also where I think we need to be really careful. Because if your brand isn't clear, if your messaging isn't rooted in a real guest experience, AI is only going to amplify what's already broken. More content isn't the answer. Better, more intentional content is.

We also get into what this means for trust. Because at the end of the day, hospitality is human. It's how your guest feels before they book, during their stay, and after they leave. And if your marketing starts to feel robotic, overly polished, or disconnected from reality, you're not just missing bookings… you're eroding trust. That's a much bigger problem.

My hope with this episode is that it challenges you a little bit. Not to avoid AI, but to use it differently. As a tool, not the strategy. To double down on your story, your perspective, your brand voice… the things AI can't replicate. Because the brands that are going to win in this next season are the ones that feel real.

If you want support building a brand and marketing strategy that actually converts to direct bookings, you can connect with us at theweberco.com. And if you're not already, come hang out with me on Instagram. I'm always sharing more behind the scenes there.

  16. EP 240: How to Build a Team So You're Not "On" 24/7 Anymore

    Show notes

If you've ever answered a guest message at the dinner table… in the middle of a family moment… or felt like you're "on" 24/7 in your hosting business… this episode is for you.

In this episode, I'm joined again by Marissa Grover, and we're getting really honest about what it actually looks like to grow a co-hosting or property management business without the right support in place. We talk about the chaos so many hosts are living in… the constant notifications, the pressure to always be available, and the reality that this business is anything but passive when you're doing it alone.

Marissa shares her story of scaling to 30 properties while juggling motherhood and nonstop operations, and the moment that changed everything for her… responding to a guest message while in labor. That experience forced her to take a hard look at what she had built and ask, "Is this actually the life I wanted?" From there, we dive into what shifted, how she started building a team, and why hiring earlier would have changed everything.

We also break down what it really looks like to hire your first VA… when you're actually ready, what to delegate first, and the different ways you can hire depending on your budget and comfort level. We talk about the mindset shift from seeing team members as an expense to seeing them as an investment, and how the right support can actually increase your income while giving you your time back.

Finally, we get into systems… why they feel overwhelming, why most people avoid them, and how they're actually the key to creating the freedom everyone is chasing in this industry. 17. EP 239: The Shift You Need Before Peak Season Hits

    Show notes

Peak season is here, and I know a lot of you are gearing up the same way you always have… watching your calendar, adjusting pricing, and hoping the algorithm works in your favor.

But in this episode of Branded & Booked, I'm challenging that entire approach.

Because the biggest shift you can make right now isn't tactical, it's foundational.

You're not just managing listings. You're building a business. And if your strategy starts and ends with OTAs, you're building it on borrowed land.

Inside this episode, I walk through the mindset shift that separates hosts who stay stuck in the cycle of price tweaking and platform dependency from those who actually build something scalable and sustainable. I share what it looks like to step out of obsessing over Airbnb performance and into building a brand, an audience, and a direct booking ecosystem that gives you real control.

I also pull back the curtain on what this has looked like at Cabins on the Cumberland, including hitting nearly 50% direct bookings on one cabin and outperforming market ADR before even experiencing a full peak season with the full property complete. Not as a highlight reel, but as proof of what happens when you commit to long-term strategy over short-term wins.

You'll start to see why the real risk isn't seasonality or competition, it's building something you don't actually own. And what becomes possible when you shift your focus to branding, marketing, and guest experience in a way that compounds over time.

Because the goal isn't just to fill your calendar this season.

It's to build a brand, a system, and a business that keeps it full.

If you're ready to stop relying on OTAs and start building a brand that drives direct bookings, you can learn more about working with us at theweberco.com. And if you want hands-on support building your brand, marketing strategy, and direct booking systems, our agency offers both done-for-you services and consulting to help you get there.

  18. EP 238: How to Increase Your ADR Without Adding More Amenities

    Show notes

A hot tub is not your strategy.

Neither is a game room. Or a pickleball court. Or checking every box on Airbnb.

In this episode of Branded & Booked, I'm calling out one of the biggest mistakes short-term rental owners are making right now: confusing amenities with strategy.

    Because here's the truth…

Amenities might help you compete, but they are not what positions your brand.

And if your entire marketing strategy is built on what you have instead of how it makes people feel, you're going to stay stuck competing on price, copying competitors, and relying on OTAs to fill your calendar.

Inside this episode, I'm breaking down what actually drives bookings in today's market, and it's not more "stuff." It's clear positioning, intentional storytelling, and a branded guest experience that creates real emotional connection.

I walk through why "box checking" is hurting your bookings more than helping, how to turn your features into experiences your guests actually remember, and what it really takes to stand out in a saturated STR market. You'll also start to see why competing on price is a race to the bottom, and what it looks like to step out of it by building a brand people trust and come back to.

Because the goal isn't just to get booked.

It's to build a brand people choose, return to, and are willing to pay more for.

If you've been adding amenities, tweaking your listing, and still not seeing the traction you want, this episode will completely shift how you think about your strategy.

  19. EP 237: The Fastest Way to Drive Direct Bookings in the Next 30 Days

    Show notes

    Want more direct bookings… fast?

Not from chasing trends. Not from posting more on Instagram. But from leveraging what you already have.

In this episode of Branded & Booked, Steph breaks down the number one strategy that will drive direct bookings in the next 30 days: email marketing.

And before you roll your eyes… this isn't about sending a "newsletter."

This is about building a system that captures attention, nurtures trust, and converts guests when they're actually ready to book.

Because the truth is, most short-term rental owners are either not collecting emails at all… or they're collecting them and doing nothing with them.

And that's exactly why they're stuck relying on OTAs.

In this episode, Steph walks through what's actually working right now when it comes to email marketing and how to implement it in a way that leads to real results quickly.

We break down why email is often dismissed in this industry, why that mindset is costing hosts bookings, and what it looks like to use email as a true revenue-driving channel instead of an afterthought.

You'll learn why consistency matters more than perfection, why templates alone won't convert, and why your messaging needs to actually connect if you want to see results.

We also dive into the exact funnels you need to have in place.

From capturing potential guests through strategic opt-ins… To re-engaging past guests who already know and love your brand… To building automated sequences that keep you top of mind long after someone leaves your site…

Because here's what most hosts miss:

Guests don't always book the first time they find you. But if you're not staying in front of them… someone else is.

This episode will show you how to fix that.

If you've been relying on OTAs, struggling to see traction with your marketing, or feeling like your website traffic isn't converting, this is the piece you're missing.

If you're ready to stop guessing and start building a marketing system that actually drives bookings…

  20. EP 236: Designing for Experience (and ROI): How Altitude 22 Hit $100K in 60 Days with Yash Bhatt

    Show notes

$100K in bookings in the first 60 days.

Not from luck. Not from "just listing it on Airbnb." But from building something intentionally different.

In this episode of Branded and Booked, Steph sits down with Yash Bhatt to break down what happens when you approach your short-term rental like a hospitality brand instead of just an investment.

After launching their property, Altitude 22, in December 2025, Yash shares that they secured over $100,000 in bookings within the first 60 days and are now on track to exceed $200,000 in their first year, outperforming their original goal of $175,000.

Yash walks through his journey from real estate investing into short-term rentals, starting with converting a Scottsdale home into an STR, then taking on a full gut renovation in Sedona, and eventually building Altitude 22 in Maine as a fully realized, design-forward, brand-led property.

Throughout the conversation, it becomes clear that these results didn't come from following the standard STR playbook—but from intentionally doing things differently.

We dive into why design is not just aesthetic but directly impacts performance, why doing things the standard way leads to average results, why being local does not make operations easier, and why systems matter more than most hosts realize.

Yash shares how the biggest shift came from moving out of an investor mindset and into an operator mindset, where every decision is made through the lens of guest experience.

From what guests see when they sit in the hot tub, to how the home flows from space to space, to what the first five minutes of the stay feel like—every detail was designed with intention.

And that's exactly what's reflected in their bookings.

Yash shares that every guest who has booked so far fits their exact ideal guest avatar and recognizes the level of thought that went into the experience.

We also break down what experiential hospitality actually means.

Not just adding more amenities—but creating moments that don't show up on a spreadsheet, yet completely change how a guest feels in your space.

From custom lighting in the theater room… To guided amenity cards… To thoughtful details like white noise machines and full-size cribs…

These are the things that build trust, drive better reviews, and ultimately lead to stronger long-term performance.

If you've been focused on optimizing your listing but feel like something is still missing, this episode will show you exactly what that is.

If you're a short-term rental owner trying to figure out where your marketing efforts should actually go, I'm breaking it all down inside my free 3-day workshop, STR Marketing Simplified.
