Buying a NEW Construction Home in DFW? Watch This FIRST!
Show notes
Thinking about buying a brand-new home in Dallas-Fort Worth? Or maybe you're selling an existing home and wondering why buyers keep choosing new construction down the street?
Here's the deal. New construction affects EVERYONE in the DFW real estate market, whether you're buying a new home, an older home, or trying to sell the one you already own.
This week, we're joined by our very own Mari Arstein to talk about how new home builders are changing the housing market across North Texas, and why you need to pay attention even if you have absolutely no interest in buying a brand-new house!
We're talking about builder incentives, mortgage rate buydowns, and why a brand-new home down the street might be your biggest competition when you're trying to sell. But there's another side to this conversation that a lot of people overlook.
What happens when you buy a brand-new home in a neighborhood that's still being developed? What if you need to sell in two or three years, but the builder is still selling nearly identical homes right around the corner, possibly with better incentives? That's something you REALLY need to think through before you buy.
We'll also dig into the pros and cons of buying new construction versus an existing home, how different phases of development can affect your home's value, and why having your own real estate agent represent you when buying from a builder is so important.
Whether you're looking at new construction in McKinney, Frisco, Fort Worth, Wylie, or anywhere else in the Dallas-Fort Worth Metroplex, we want you to understand your options and make a smart decision for your family and your finances.
Here's our question for you: Would you rather buy a brand-new home with builder incentives or an established home with mature trees and a little more character? Tell us in the comments!

Buying or Selling a Home? Here's What You SHOULD Be Afraid Of!
Show notes
What's scarier than a haunted house? Making the wrong real estate decision! 🎃🏡
It's Halloween season here in Dallas-Fort Worth, so we thought we'd have a little fun talking about something that really does scare people: buying and selling a home!
High mortgage rates, home prices, too much competition, not enough buyers, and the fear of making a costly mistake. There's plenty to worry about in today's DFW real estate market.
But here's the deal: Not all fear is bad, and some of the things people are most afraid of shouldn't be keeping them from making a move.
We're breaking down the biggest fears we're hearing from homebuyers and sellers across North Texas, which ones are worth paying attention to, and which ones might actually be causing you to miss some great opportunities.
We talk about why waiting for the "perfect" market might not be the best strategy, how to avoid costly mistakes when buying or selling, and why having the right plan and the right real estate professional makes all the difference.
Because here's what we've learned after more than 20 years in Dallas-Fort Worth real estate: There's a strategy to win in every market. It's just not the same strategy for everybody.
Whether you're buying your first home, selling your current one, or just wondering what to do next, we want to help you make confident decisions without all the fear and anxiety.
🏡 Thinking about buying or selling in Dallas-Fort Worth? We'd love to help you create a strategy that works for YOU.

If I Were President of DFW Real Estate, I'd Change THESE Things!
Show notes
What would you change about Dallas-Fort Worth if you were in charge for a day? Better roads? More airports? Affordable housing? A professional sports team north of Dallas? We've got some ideas!
This week, we're having a little fun imagining what we'd do if we were president of DFW real estate. We're joined by our friend, custom home builder and licensed architect Adam Panter, to talk about what Dallas-Fort Worth is getting right, what needs improvement, and where we think the Metroplex should grow next.
We're talking about everything from toll roads and traffic to the overlooked areas east of Lake Lavon, the future of McKinney's airport, and what it would take to make homeownership more affordable in North Texas.
But we also get practical!
If you love your neighborhood in Richardson, Plano, or anywhere in DFW but your house just isn't working for you anymore, should you move, remodel, or rebuild? Adam shares what it actually costs to add square footage, build a second story, or take on a major home renovation, plus how long you should expect the process to take.
And of course, Ian has a few presidential promises of his own. Let's just say underground rail, English sports, and unlimited vacation are on the table!
Whether you're buying, selling, building, or just curious about the future of Dallas-Fort Worth, there's something here for you.
Now we want to hear from you! If YOU were in charge of DFW for a day, what's the first thing you'd change? Tell us in the comments!

What's REALLY Happening in McKinney, TX? Airport, Housing Market & BIG Changes!
Show notes
McKinney, Texas is growing, changing, and getting a whole lot more interesting! But what does all of that mean for the people who live there or are thinking about making a move?
In this episode, Ian and Courtney are taking a closer look at what's happening in McKinney, from the latest updates on the McKinney National Airport and its upcoming commercial flights to what's happening with home prices, inventory, and opportunities for buyers and sellers.
We're also talking about what makes McKinney such a unique place to live. Is it still the charming little Texas town people picture, or has it become something much bigger?
With its historic downtown, newer master-planned communities, growing amenities, and opportunities to own a home with acreage, McKinney offers a little bit of everything.
Plus, with housing inventory reaching levels we haven't seen in at least a decade, there are some interesting opportunities for buyers right now. But does that mean it's a good time to buy?
Whether you already call McKinney home, are considering relocating to North Texas, or just want to keep up with what's happening around Dallas-Fort Worth, we're breaking down what you need to know.

Why Lowball Offers Can COST You the House
Show notes
Everyone wants to get a great deal on a house. But does throwing out a crazy low offer actually help you get one?
In this episode, we’re talking about one of the most common mistakes homebuyers make: assuming you should start low and simply “meet in the middle.” Sometimes a low offer makes sense, but without the right research, leverage, communication, and strategy, a lowball offer can actually make your position worse.
We break down what really makes an offer “lowball,” why asking price and market value are NOT the same thing, how sellers typically react to unreasonable offers, and why the way your agent communicates and negotiates can matter long after the initial offer is accepted.
There are still great opportunities for buyers in the Dallas-Fort Worth real estate market.
The key isn’t just offering the lowest number possible. It’s understanding the property, the seller’s situation, the competition, and where you actually have leverage.
If you’re buying or selling a home in DFW and want a smarter strategy, the Todd Tramonte Home Selling Team is here to help.

Is Your Real Estate Agent Actually a Pro? Here’s How to Tell
Show notes
How do you know if your real estate agent is actually good at their job?
In this episode, we’re pulling back the curtain on the real estate industry and talking about what separates a true professional from the average agent. Fresh off our Real Growth Summit, we’re sharing what we learned from spending time with more than 100 agents, team leaders, brokers, and industry leaders from across North America.
We talk about why specialization matters, why great agents never stop learning, and the questions you should be asking before trusting someone with one of the biggest financial decisions of your life.
Whether you’re buying or selling a home in Dallas-Fort Worth, we want you to know what world-class real estate service actually looks like and how to recognize it when you see it.
If you’re interviewing agents, don’t just ask if they’re experienced. Ask about their results, their systems, their marketing plan, their support, and what they’re doing to continually get better.

Your Home Inspection Came Back BAD… Now What?
Show notes
You just got your home inspection report back and it’s 41 pages long with a giant list of deficiencies. Did the house fail? Should you walk away? Does the seller have to fix everything?
Probably not.
In this episode, we’re breaking down one of the most misunderstood and anxiety-producing parts of buying or selling a home: the home inspection.
First things first, a home inspection is NOT pass or fail, and that inspection report is not a shopping list of everything the seller needs to fix.
We’re talking about what an inspection actually tells you, how buyers and sellers should interpret those scary-looking reports, and the issues that really deserve your attention.
In Dallas-Fort Worth, we typically focus heavily on four major categories: electrical, plumbing, structural or foundation issues, and roofing. Those are the kinds of problems that can potentially make or break a deal.
We also talk about why sellers may want to consider a pre-inspection before putting their home on the market, what “as-is” really means, whether you should attend your inspection, and how inspections change when you’re buying a home on acreage with things like wells and septic systems.
The biggest takeaway? Don’t panic just because your inspection report is long. Understand what actually matters, get the right experts involved when necessary, and have a strategy before you start negotiating.
If you’re buying or selling a home in the Dallas-Fort Worth area and want help navigating inspections, negotiations, and everything else that comes with a real estate transaction, our team would love to help.

The DFW Fall Real Estate Market Is Changing. Here’s How to Take Advantage
Show notes
The fall real estate market in Dallas-Fort Worth is here, and no, we’re not talking about pumpkins, football, and finally getting a break from the Texas heat.
Fall is a transitional season for DFW real estate. Inventory changes, homes can take longer to sell, buyers have more choices, and both buyers and sellers start thinking differently as we get closer to the holidays. But that doesn’t mean the market shuts down.
In fact, we think fall can create some of the best opportunities of the year if you know how to approach it.
In this episode, Todd and Ian break down what actually happens in the Dallas-Fort Worth housing market during the fall, why buyers may gain some negotiating power, what sellers need to know about pricing and timing, and why using the same real estate strategy year-round can be a big mistake.
Whether you’re buying, selling, or trying to do both before the end of the year, the key is understanding that the market is shifting gears, not falling off.
With the right strategy, fall could give you an opportunity to sell to motivated buyers, negotiate with motivated sellers, and head into the new year in a better position.

DFW Is Changing FAST: 6 Major Developments You Need to Know About
Show notes
Dallas-Fort Worth is growing fast, but what’s actually getting built, what’s still years away, and which projects could have the biggest impact on DFW real estate?
In this episode, we’re checking in on some of the biggest developments happening across North Texas, including Panther Island in Fort Worth, commercial flights coming to McKinney National Airport, Downtown Richardson, the Collin Creek Mall redevelopment, PGA Frisco, and two massive luxury golf communities.
We also talk about the latest momentum surrounding potential new arenas for the Dallas Mavericks and Dallas Stars.
We get into why these projects matter if you live, own a home, invest, or are thinking about moving somewhere in the Dallas-Fort Worth Metroplex.
A massive mixed-use development can change a lot more than the skyline. It can affect traffic patterns, restaurants and retail, nearby neighborhoods, housing demand, home values, investment opportunities, and the overall lifestyle of an area.
Some of these projects are moving quickly. Others have been talked about for years. And some are still very much in the "we'll believe it when we see it" category. That’s why we keep an eye on them.
If you’re thinking about buying, selling, investing, or relocating anywhere in DFW, our team would be honored to help. We specialize in desirable DFW neighborhoods, small acreage properties, and homes on land throughout North Texas.

10 Lies People Believe About Moving to Dallas-Fort Worth
Show notes
If you’re thinking about moving to Dallas-Fort Worth (or even just moving from one part of DFW to another) there are a few things you’ve probably heard that simply aren’t true.
DFW is all the same. It’s basically all country. There’s no nature. It’s cheap. All we eat is barbecue and Tex-Mex. You have to move an hour outside the city to get land. New construction is always the better deal.
We’re calling out 10 of the biggest lies and misconceptions we hear about living in DFW and buying real estate here. And after helping people buy and sell homes across the Metroplex for more than 20 years, we’ve seen how believing some of these myths can actually impact where you live, what you spend, your commute, and ultimately how much you enjoy your move.
The biggest takeaway? DFW is not one thing.
It’s a massive collection of communities, each with its own personality, price points, lifestyle, housing options, schools, commutes, and pros and cons.
Whether you want acreage and a slower pace, restaurants and entertainment right outside your door, an established neighborhood with big trees, or a brand-new home in a growing suburb, there’s probably a pocket of DFW that fits what you’re looking for.
Thinking about moving to or within Dallas-Fort Worth? Our team would love to help you figure out which part of DFW actually fits the life you want to live.

Why Are So Many People Moving to the EDGE of DFW? (And Why Some Are Moving Back)
Show notes
Why are so many people moving farther out from Dallas and Fort Worth, and why are some homeowners already ready to move back?
In this episode, we’re talking about the edges of the DFW Metroplex: communities where buyers may find newer homes, bigger lots, more house for their money, and a little less traffic. But living farther out comes with trade-offs, too, including longer drives, fewer conveniences, developing infrastructure, and sometimes a surprisingly competitive price tag.
We get into places like Anna, Celina, Prosper, Princeton, Little Elm, Forney, Weatherford, Aledo, and more, and talk about what’s drawing buyers outward and what’s causing some homeowners to “boomerang” back toward the center of DFW.
If you’re considering a move in DFW, the real question isn’t simply city or suburbs? It’s which community actually fits your lifestyle, family, commute, and budget?

Your 3% Mortgage Rate Might Be Costing You Thousands
Show notes
That super-low mortgage rate might not be saving you as much money as you think.
In this episode, Todd sits down with mortgage expert Patrick Glaros and Ian Daniels to talk about the “lock-in effect” and why homeowners with 2% and 3% mortgage rates may be holding onto them at a much bigger cost than they realize.
We break down how keeping a low mortgage rate can impact your bigger financial picture, especially if you’re carrying high-interest credit card debt, auto loans, or other consumer debt. We also discuss options like home equity loans and HELOCs that may allow homeowners to access equity without giving up their existing first mortgage.
But this conversation isn’t only about the math.
Sometimes staying locked into a house because of the interest rate can keep your family from moving closer to work, getting into the right school district, gaining the space you need, or simply living where you actually want to live.
The goal isn’t to convince you to sell your home, refinance, or take on more debt. It’s to help you look at the entire picture your home, your debt, your equity, your monthly cash flow, and the life you actually want to live.
If a low mortgage rate is the main thing keeping you from making a move, it may be time to run the numbers and have the conversation.

Back-to-School = BIG Real Estate Opportunity? Here's Why

Instead of following the crowd, you'll learn why this time of year can create better negotiating power, less competition, and more opportunities, if you know how to approach it.

In this episode, we're diving into a surprisingly accurate comparison between online dating profiles and home listings. Just like people can present themselves differently online, homes can look very different in photos than they do in person. That's where home staging comes in.
We break down the difference between staging, interior design, and creating a home that truly works for your lifestyle. Whether you're preparing to sell, shopping for your next home, or simply looking for ways to enjoy your current home more, this conversation is packed with practical insights that can help you see real estate differently.
At the Todd Tramonte Home Selling Team, we believe great real estate advice goes beyond buying and selling. Sometimes it's about helping you see what's possible in a home and making the most of the place you already live.
