  1. Episode 91: How to Get Real Estate Leads From Instagram in less than 20 Hours a Week

    Show notes

Episode 91: How to Get Real Estate Leads From Instagram in less than 20 Hours a Week More Than Real Estate with Ashley Walker

Getting real estate leads from Instagram can feel like a second full-time job, especially when you already have kids, clients, and a calendar that never stops. Crystal Ortiz, a Long Beach, California realtor and single mom of two, is on track for about $20 million in production this year, working roughly 20 hours a week. I'm Ashley Walker, and I had Crystal on to break down how Instagram became the reason she almost doubled her business.

When Crystal joined Socially Sold about a year and a half ago, she had 1,600 followers and a feed of just listed flyers, soccer games, and nights out with friends. It took four to six months of being coachable before it clicked, and her first big post hit 250,000 views. Now over 60% of her followers are women 38 to 48 who live in Long Beach or Los Angeles. That's her ideal client, in her market, every time she posts. We talk about her client avatar, how she became the local expert, and why showing up as herself brings in clients who feel like friends.

This one is for the agent who wants a business that fits around her kids instead of swallowing them. You'll hear why Crystal says "the course is gonna be as good as the time that you put into it."

✨ $20 million in about 20 hours a week β€” Crystal is on track for about $20 million in production this year and has almost doubled her business since the course. "Listen, girl, I'm working, like, 20 hours a week." As a single mom of two, she could crank harder, but the flexibility is the point.

✨ Stop playing the role of a real estate agent β€” Crystal started at Rodeo Realty, around agents selling $9 million-plus homes in the Hollywood Hills. "I was, like, playing the role of a real estate agent." Now she posts about the Rams and Sunday surf sessions, and a stranger from Instagram scheduled a showing after 3:00 so Crystal wouldn't miss the game.

✨ Live in give energy β€” My rule for content is to live in give energy instead of get energy. Crystal's list of favorite taco spots turned up three she had never heard of and made her a more valuable agent. The number one thing people tell her when they reach out: "I wanna work with someone who's a local expert."

✨ One client avatar filters every post β€” Crystal wrote down exactly who her client is. Her name is Alex, and her dad would never come to the inspection. Before she posts, Crystal asks whether Alex would find value in it. When she isn't sure and posts anyway, she gets low views and low engagement.

✨ Why hot seat coaching made it click β€” More than the workbooks or the modules, Crystal says "the hot seat coaching is the most valuable thing." Watching me break down posts live trained her eye until she could spot the fixes before I called them out.

Crystal Ortiz is a Long Beach, California realtor and Socially Sold student who gets about 80% of her business from Instagram. She started her career at Rodeo Realty in LA and now builds her business around her two kids, the Rams, and Sunday morning surf sessions.

    Season 1, Episode 90

    Show notes

Money Mindset for Real Estate Agents: How to Feel Safe Holding More Money | More Than Real Estate with Ashley Walker

Money mindset for real estate agents gets treated as a soft topic, right up until it starts costing money. It shows up as a commission check that disappears before the next one lands, a coaching investment you talk yourself out of, or a flinch when a big month finally arrives. Ashley Walker brought on hypnotherapist Sumaya Ahmed to dig into why that happens, and the two of them never mention a listing once.

Sumaya works with millionaires, stay-at-home moms, doctors, lawyers and agents, and her answer is the same for all of them. The beliefs you carry about money were set in your first seven years, and your brain will keep going out into the world to prove them right. "Your brain, all of our brains, does not know the difference between what's real and what's imagined." She walks through the capacity thermostat, why a 100K month can feel unsafe to a nervous system built on 50K, and the daily reset she runs on herself: gratitude before her eyes open, then EFT tapping, then a conversation with the version of herself she calls Billionaire Sumaya.

Ashley gets honest about her own side of it, including the $300,000 she has spent on coaching in two years and what it takes to stay in a marriage where her husband grew up with the opposite money story. The episode ends with a full guided hypnosis. Find somewhere quiet before that part, and do not listen while driving.

✨ Where your money story actually started β€” Sumaya traces most money beliefs to the first seven years of life. Whether you watched your parents argue about it or absorbed the idea that you climb a ladder to earn it, the pattern sticks. "The more that we believe that it's hard to make money, the more that stays our reality."

✨ The capacity thermostat β€” Wanting a 100K month and being able to hold one are two different problems. "Safety is determined by whatever our body is familiar with." If stress is familiar and calm is not, the money shows up and leaves just as fast.

✨ When your spouse has the opposite money story β€” Ashley is abundant by default. Micah grew up with scarcity. She talks through the rooms she has said no to, the yeses that stretched him, and why she stopped trying to drag anyone to her level.

✨ The $300,000 number β€” "In the last two years, two years I've spent over $300,000 in coaching." Sumaya matches it with $20,000 a month and a mother who asks whether she could find the information somewhere cheaper. Both land in the same place: it looks illogical from the outside and works anyway.

✨ Play, pleasure and money β€” The stretch Ashley describes as going all the way in. They cover the O method, why childhood play is the fastest route back to a receptive state, and how a mom with three kids fits any of it in without a mess on the kitchen table.

✨ A full guided hypnosis β€” Sumaya closes with the same hypnosis she ran inside the Agent Collective. Money arriving while you cut a lemon in your own kitchen. Sit or lie down somewhere quiet for this one.

Sumaya Ahmed is a certified professional hypnotherapist and money mindset identity coach who works with millionaires, investors, doctors, lawyers and real estate agents on subconscious and identity-level change. She taught and led a hypnosis inside the Agent Collective, the Socially Sold community, before recording this episode, and you can find her at @mindfullysumaya on Instagram and TikTok.

Episode 89: More Than Real Estate Podcast β€” Manifesting the Business of Your Dreams

Jackie Bacaris spent 19 of her 21 years in real estate part-time, closing about five transactions a year while working as a dental hygienist. Two years ago she started manifesting the business she actually wanted, and this month she's closing her first three Instagram clients for a little over $3 million.

✨ The bathroom, the headphones, and 30 minutes before the kids β€” she'd turn the lights off, put on meditation music, and say what she wanted out loud instead of what she didn't. Ten minutes of meditation, some stretching, then a 45-minute walk with no laundry and no breakfast prep first. "Letting go of that guilt was like a huge thing for me."

✨ Inspired action is the part people skip β€” Ashley is direct about this one. Manifesting the business of your dreams and then not learning the strategy is not a plan. Jackie's inspired action was enrolling in February, at a point she says she probably couldn't afford it.

✨ Month three she was burnt out. Month four it broke. β€” posting almost every day with nothing coming back, sitting on a bench at the lake with tears in her eyes. "There's a reason why things are quiet. And the reason why things are quiet is because they're building." Then 30 people filled out her intake form in seven weeks.

✨ "I go with myself" β€” she used to arrive at appointments with a script and every form printed. Her first Instagram client hugged her at the door, the dog sat on her lap, and they were buying around $3 million and selling around $2 million. Her old ceiling was $1.7 million.

✨ She was not on Instagram at all β€” "I am like a dinosaur." No app, no idea what a story was, five months ago. She also caught herself saying "social media is not my thing" and made herself stop, because she decided the sentence was the roadblock.

Jackie Bacaris is a realtor in Davie, Florida with 21 years in the business, 19 of them part-time alongside a career as a dental hygienist. She's a Socially Sold graduate now coaching inside the Agent Collective, with over $20 million sold, pending, or in her pipeline.

Episode 88: More Than Real Estate Podcast β€” Building a "Buy the Lifestyle" Business

Frannie Benoist took the course back when it was still called Instage, before Susie existed. She was 22 with 449 followers and a professional dashboard showing about a thousand people reached in 30 days. She's 23 now, sitting on 81 deals pending and closed for the year, and her Instagram puts her in front of 180,000 people a month.

✨ 449 followers to 1,435, and 1,000 people reached to 180,000: Frannie screenshotted her numbers the day she enrolled because she figured she'd want them later. Her dashboard now runs between 160,000 and 200,000 people every 30 days and has never dropped below 150,000 in weeks. As Ashley puts it, you can't cold call, network, or door knock 200,000 people a month.

✨ She stopped selling the house and started selling what's around it: her bio used to say first-time buyer specialist. Then she watched which content actually performed and rewrote it. "You're buying for what's around it." Now her reels name the five houses you can walk to the bar from, and the comments come in reading "that's exactly what I'd love to have."

✨ 81 pending and closed at a $250,000 price point: 47 units her first year, 102 her second, and 81 already done or pending this year with about 115 on pace. She's closed $1.6 million with $2 million more in the pipeline before year end. Eighty percent of it now comes from her sphere.

✨ "It's all in the messaging": a b-roll clip of her driving got 13,000 views, 36 comments for her guide, and 9 shares. Her low performers still land around 5,000 views. She posts three or four times a week instead of daily and spends under three minutes in Susie: "I literally do not spend more than three minutes in there at all." 212 guide downloads and counting.

✨ Stories are where the trust gets built: Ashley's take on why founder-led brands explode faster than curated ones, and why the same rule applies to agents. Frannie's feed brings people in. Her stories are what make them say "okay, she's legit."

Frannie Benoist is a 23-year-old real estate agent in St. Louis, three years into the business and on track for roughly 115 deals this year. She took Socially Sold back when it was InstaAgent and came back this spring to keep coaching inside the Agent Collective.

Episode 87: More Than Real Estate Podcast: How Did Kelly Build a "Pour Into Yourself First" Business

Kelly Purser had been licensed two and a half years, capped around a $450,000 price point, and sitting at 200 Instagram followers. Four months after Socially Sold she's at 1,200, fielding inbound in the $1.1–1.7M range almost daily, and touring a $4.2 million home. She didn't start with a posting strategy. She started by pouring into herself, and the business followed.

✨ "What is meant for us will absolutely not miss us." β€” Kelly's entire approach to leads runs on this. If someone follows her and hires another agent, it wasn't hers. Ashley admits she needed the same reminder that morning, from her husband, in the middle of a week that had her spiraling.

✨ Get to, not have to β€” It started as a sarcastic joke to a friend β€” "you get to go to the gym at 5:00 AM" β€” and Kelly slowly started believing it. Now it runs her content: "I don't have to post on social media, I get to."

✨ "I just wanna make them proud" β€” Kelly's dad is a general contractor who brought her along to job sites; her mom went from teacher to realtor. Talking about them nearly brings her to tears on mic, and Ashley catches it: "Not in a whole room."

✨ Making herself proud came next β€” A year ago Kelly calls herself lazy and undisciplined. She trained for her first bodybuilding show, lost 40 pounds, and rebuilt how she shows up for clients. "It's not just about the weight, it's just about how I see myself too."

✨ Ashley launches the daily Content Auditor β€” Inside Suzy there's now a Content Auditor tab, fed every framework Ashley uses to hot seat and train her coaches. Drop in your profile or a post that's at least a week old and it audits it β€” a hot seat, every single day.

Kelly Purser is a Wilmington, North Carolina realtor who came to the coast for school, earned a degree in exercise science, and followed her realtor mom into the business. She joined the Socially Sold March cohort and grew from 200 to 1,200 followers in four months.

πŸŽ™οΈ Episode 86: More Than Real Estate Podcast: Stop Cold Calling and Start Getting Warm Leads From Instagram

Kaleigh Blackwell was cold calling five hours a day, crying between calls, hating every minute of it, and still doing it because it was technically working. Then she had a miscarriage, ghosted everything, came back, found Socially Sold, got pregnant again, spent six weeks too sick to get out of bed, still showed up to the coaching calls from her bed, started posting consistently in January, and now has three to four million closing this year with a newborn on her chest and a toddler at home. She has not cold called since. This episode is for every mom who knows there has to be a different way and just needs someone to show them it actually works.

✨ Five Hours a Day Cold Calling and Crying Between Every Single One β€” Kaleigh was cold calling five days a week, four to five hours a day, and it was working. She was also miserable. "I hated it so much but it was working." KD, her brokerage colleague and fellow Socially Sold student, sat down with her at an office meeting and said: Kaleigh, when are you going to do social media? She did not have an answer. What she had was a vision that there had to be a way to build a real estate business that did not feel like this every single day.

✨ A Miscarriage, a Sick Pregnancy, and a Newborn β€” and She Still Came Back β€” Kaleigh tried to do Instagram on her own for months. She got one client, a college friend who already followed her, but the algorithm was not working for her. She came to the bootcamp, enrolled in Socially Sold, and two weeks into the cohort found out she was pregnant. She spent six weeks in bed too sick to film anything. She still got on the coaching calls. She still absorbed the method. She posted when she could. "I just didn't give up." January came and she went consistent. The leads started coming.

✨ Three to Four Million Closing This Year. Postpartum. Nursing. Toddler at Home. β€” Kaleigh has closed two Instagram clients since the course and has three to four million projected to close this year. She did this while pregnant, postpartum, and in the full newborn bubble with a toddler running around. Her first real social media closing post-course was a girl who works for Olipop, lives behind her now, and texts her regularly. "I'm so thankful that social media brought me her because now we talk all the time." That is what aligned clients look like.

✨ She Is a Lifestyle Girl and That Is Enough β€” Kaleigh does not lead with home tours. She leads with Gulf Shores lifestyle content, the local spots, the community feel, the area people are dreaming about relocating to. She keeps B-roll batched in her edits app so when the toddler is crying and the baby needs to be fed in ten minutes she can grab something and post it fast. "I post more about Gulf Shores the area than home tour stuff." And she is still getting leads. You do not have to be the home tour person. Build to your strengths.

✨ The Ideal Client Who Feels Like a Friend β€” One of Kaleigh's biggest mindset shifts from the course was realizing that Instagram does not just bring in leads. It brings in the right leads. People who reach out to her feel like they have the same personality as her. They feel like friends before they ever meet. "I'm like, wait, what? That's weird." It is not weird. It is exactly what a personal brand built on authenticity does. When you speak to one specific person consistently, that person finds you and feels like they already know you.

✨ Cold Calling Is Done. Instagram Is the Move. β€” Kaleigh will hold an open house for her own listing when she absolutely has to. She will not cold call ever again. She is going all in on social media and building her Gulf Shores lifestyle brand for the long haul. "Why would I not want to use social media when it's fun, it's getting me out into my community, I'm spending a quarter of the time I was spending on things that weren't even really working, and I have more time to spend with my kids?"

Kaleigh Blackwell is a real estate agent in the Gulf Shores, Alabama area, a Socially Sold graduate and mom of two. She is building her personal brand around Gulf Shores lifestyle content and local expertise while navigating the newborn bubble with her second baby. She is on track to close three to four million this year without a single cold call.

Ashley Walker is the host of the More Than Real Estate Podcast and the founder of Socially Sold, where she helps real estate agents build their personal brand on Instagram and generate qualified leads organically. She is a top-producing agent, mama of three, and wife to her best friend.

Episode 85: More Than Real Estate Podcast: How Brittany Doubled Her Production and Increased Her Price Point with Socially Sold

Brittany Simpson closed eight transactions last year, the slowest year of her career. This year she'll close sixteen, and her average price point moved from six to seven hundred thousand up closer to a million. Same calendar, no paid advertising, about two hours a week on content.

✨ The price point moved before the workload did: Brittany's average sale used to sit between six and seven hundred thousand. It's closer to a million now. Ashley's read on it: "your six or seven hundred thousand dollar house now you can sell the same amount of a million dollar houses and make more money." The line they both landed on was "in less time."

✨ Eight deals to sixteen with nothing else running: Last year was her slowest ever. This year doubles it, and she credits all of it to Socially Sold because there is no other lead source in the mix. "I'm not paying for anything, I'm not doing any other advertising or anything like that." Content takes her a couple of hours a week, less when she recycles a post and swaps the hook on screen.

✨ Her own sphere noticed before the strangers did: Brittany assumed the people already following her would just keep scrolling past. Instead friends' families started recognizing her at football games, and clients started saying the same thing out loud. "I've literally had people tell me you're everywhere."

✨ Why the referral stopped reaching you: Ashley walks the scenario she keeps seeing: your best referral source sends someone your way, that person loses the card, opens Instagram, and follows whoever is visible in the market instead. Brittany's version of the same shift is shorter. "It's the new Google."

✨ A listing she never went looking for: Brittany doesn't target listings with her content. She has one right now that came from Instagram anyway, from a seller who saw how she was showing up there. That's the byproduct Ashley says sellers are starting to ask agents about directly.

Brittany Simpson is a residential real estate agent in New Braunfels, Texas, where she's been selling for sixteen years and raising four kids. She took Ashley's class in October, joined The Agent Collective right after, and now closes buyers who found her on Instagram.

Episode 84: More Than Real Estate Podcast: Stop Chasing Clients, Start Attracting Them

Murphy Aycock enrolled back when Socially Sold was still called Insta Agent. She was doing open houses, cold calling, and driving across the entire Dallas Metroplex for clients who didn't respect her time. Two years later she's closed $9.5 million and her clients fly in, sign, and send referrals for years.

✨ The last-straw enrollment: Murphy joined on an ultimatum to herself. Her words: "I'm gonna take this course and if this doesn't work out, like I'm getting out of real estate." She'd just closed one commission check and used it to buy in.

✨ From $600K to $3 million buyers: Before the course she was working deals in the $500–600K range. She niched into relocation, climbed to $1M, then $3M. "This course like tripled whatever my price point was whenever I first started in real estate."

✨ The three million dollar closing: The buyers flew down twice, wrote the contract, and had a King Charles Cavalier named Murphy. They've sent four or five referrals since, and she still visits them at the lake house she sold them.

✨ Late bloomer, fast results: Murphy resisted niching down for months. Once she committed, it took one or two reels before people started landing in her DMs.

✨ One to two hours a week: Fifteen to twenty minutes per post, two to three posts a week, a story every other day. No videographer, no happy hours, no open houses.

Murphy Aycock is a realtor serving the Heath and Rockwall area of the Dallas Metroplex, specializing in relocation clients. She's a Socially Sold graduate who has closed $9.5 million since building her personal brand on Instagram.

Jaime closed seven transactions last year and spent all of it worried about where the next one was coming from. This year she is at eight, with 3.5 million closed and 5.5 million sitting in her pipeline. Three of her four July closings found her on Instagram.

✨ The pipeline problem, solved β€” She used to "finish one transaction and then immediately worry about where the next one was going to come from." Now she has two buyer contracts signed for this year, two more looking early next, and her price point has doubled.

✨ She bounced between archetypes first β€” Move-up buyer, then local, before landing on relocation. "I think I would have had even more success early on if I would have just picked one and done the thing."

✨ One guide, one download, then sixty β€” Her old guides got one or two downloads across all of last year. Year to date she is at 60, and every one lands in her CRM with a follow-up plan already attached.

✨ Two hundred calls a day was never it β€” The other program she almost bought was built on calling expireds. "There's gotta be a better way to grow my business."

✨ She turns 50 next year and she is not too old for Instagram β€” She started at roughly 300 followers and is now at 1,400, selling to a client about ten years younger than her. "I don't feel like you have to be like a 20-something influencer."

✨ Permission to want more β€” The part Ashley pushes hardest on. "I had permission to want more for my business and myself. And that was a total mind shift for me." She is now saying out loud that she wants to double next year, and her husband is talking about getting his license.

Episode 82: More Than Real Estate Podcast: Stop Outsourcing Your Personal Brand and Learn How to Fish

Cassie Dieudonne spent a year paying a company $1,200 a month to make her content and run her ads. Zero deals came from it. Six months after she brought her personal brand back in house, she has seven deals directly from Instagram and 11 million closed by July, in a year she almost didn't invest in herself at all.

✨ A year of done for you content and nothing to show for it. A company approached Cassie with an exclusive in her zip code. They sent her shot lists, edited her videos, wrote her captions, and ran her ads for $1,200 a month. Her words: "I gave it a year and I didn't get anyone from it." The captions were the part that stung most, because she knew she could write them herself.

✨ 11 million by July in a year she called humbling. Cassie has been licensed nine years and had never broken 10 million in a full year. "Total I've closed 11 million from January to July." She joined right before Ashley had Winnie, on a payment plan, in a year when rates were up and inventory was sitting and she told herself she couldn't afford it.

✨ Seven deals, ten to fifteen minutes a day. Three closed sales from Instagram, two of those clients now listing their own homes, plus two buyer rep agreements. Ashley runs the math on air at a 650 average and lands around $136,000 in commission. Cassie's actual time investment: "I probably spend 10 to 15 minutes a day on a reel," posted between six and seven at night because that's when hers performs.

✨ It works in a suburb, not just a skyline. Cassie is in Katy, Texas, and she names the objection before Ashley can. "I'm not like I'm in Nashville or like that. I'm not in a beach town. I'm not in Charleston." One voiceover reel about a patio bar in old Katy pulled over 100,000 views and a wave of local followers, because nobody outside Katy is following a bar in Katy.

✨ Rejection is protection. Nine years in, Cassie has learned to let the wrong client go. She has watched a listing leave and sell with someone else and made peace with it. She sets the expectation up front that a Sunday night text waits until morning, and her teenagers hold her to it at the dinner table. "I'm not answering somebody at 8:00 on a Sunday night."

    About Cassie Dieudonne
Cassie is a real estate agent in Katy, Texas, a Houston suburb known for its schools and its oil and gas relocation traffic. She has been licensed nine years and works without a team by choice, with junior high and high school kids she wants to be present for. Episode 81: More Than Real Estate Podcast β€” How to Make Instagram the Bread and Butter of Your Business

Anita had 200 followers and a license she was barely using. Eighteen months after taking the course she is full time in Dallas, Instagram is her main lead source, and her own sphere is watching her win. This is the conversation about what happens after the first lead, when most agents have already stopped paying attention.

✨ The number that took eighteen months to build. Anita went from 200 followers to almost 7,700 and from part time to full time in the Dallas market. She is honest that it took her longer than some of her cohort to see closings, and she names why. "Why is this not working for me?" is a question she sat in for months before it clicked. The agents who quit at month four never find out what month eighteen looks like.

✨ She almost quit, and one thing stopped her. A group of women from her cohort kept posting alongside her when nothing was landing yet. Her words: "otherwise I think I would've maybe have quit." Ashley talks about why running a real estate business is lonely, why you cannot hand your strategy to the agent one desk over, and why a group scattered across the country solves a problem your brokerage cannot.

✨ The three phases every agent moves through. Beginner, growth, then set it and forget it. Ashley breaks down what changes at each stage, and clarifies the one people get wrong: set it and forget it does not mean you stop posting. It means you finally know what works. Anita is candid that she still considers herself in the growth phase and posts two times a week minimum, five when she is rebuilding her pipeline.

✨ The sphere you already have and the strangers you don't. Anita expected nothing from her sphere and got the opposite. People who have known her for years now see her as the agent in her area. Ashley walks through both arms of the strategy, the 100 people who already know your name, and the audience that finds you later, and why running only one of them leaves money on the table.

✨ Why she will not hire someone to post for her. Anita started using voiceovers specifically so people know a human made it. "People don't really know what's AI generated and what's not." Ashley goes further: "I'm actually anti-AI for social media, and I'm anti having a social media manager." Hire the transaction coordinator. Hire the popby service. Keep your own voice.

Episode 80: More Than Real Estate Podcast: The Exact Socially Sold Messaging Strategy For Realtors

There are two kinds of messaging and most agents only ever build one of them. Today I'm mapping out both, the brand archetype messaging that makes you known for one thing and the personal messaging that makes your page impossible to copy, plus how to run them together.

✨ Pick one archetype and market to it β€” inside the program there are five: move up buyer, local buyer, seller, relocation, and Airbnb and investor. Relocation messaging looks nothing like seller messaging, and that's the point. If you're trying to market to everybody, you're marketing to nobody.

✨ "Chick-fil-A only sells chicken" β€” they take half their possible market off the table by not putting a burger in sight, and it's exactly why they're the best at the one thing they do. "Here's your permission to sell the chicken sandwich and only the chicken sandwich of your real estate business."

✨ The half nobody can copy β€” anyone can post to a relocator or a move up buyer. Nobody has your stories. When you build the personal side on a past, present, or future version of yourself, you connect with a past, present, or future version of your client. Coach Abby does this by speaking as a mom of three who raised her kids in Lancaster, Pennsylvania.

✨ It's the best marketed agent who wins β€” this one ruffles feathers and I'll say it anyway. You don't need to be the agent who knows the most transaction law. "It is the best marketed, most visible agent that wins."

✨ Take the 2-1 buydowns out of your hooks β€” nobody's stopping a scroll for lender incentives. Lululemon doesn't market the polyester in their pants, they market how you'll feel in them. Sell your city instead, through the three pillars: lifestyle, B-roll, and home tours.

Ashley Walker is the host of the More Than Real Estate Podcast and the founder of Socially Sold, where she helps real estate agents build authority through social media. She built her own Instagram business on relocation messaging in Franklin, Tennessee, as a mom of three.

πŸŽ™οΈ Episode 79: More Than Real Estate Podcast β€” Motherhood and Messaging

Gigi Fournier was postpartum, barely pulling in leads, and watching her mom carry most of the weight on their team. Eight months later she has three million in pipeline, a million dollar buyer under her belt, a $450K close already paid for the course, and a seller who asked her to come film their listing even though it was listed with another agent. This episode is a live messaging map build, raw and unscripted, showing exactly how clear messaging and a simple personal brand can give a mom in real estate her business and her life back at the same time.

✨ The Messaging Map: Refine, Simplify, Create Cohesion, Bring Your Personality β€” Ashley builds Gigi's messaging map live on this episode and four pillars emerge. Refining: if you are trying to speak to everybody you are speaking to nobody. Simplicity: Gigi uses one font, barely moves the camera, and lets the shot create the motion. Cohesion: her reels, carousels, and stories all speak to the same person so the algorithm knows exactly who to send her content to. Personality: Instagram stories is where people fall in love with you, not just your listings.

✨ Three Million in Pipeline. Months Out of the Course. β€” Gigi enrolled in the May/June cohort and by end of July had already closed a $450K deal from Instagram, had a million to multi-million dollar buyer in her pipeline, and was sitting on three million total with another $550K pending. "One closing and it's paid for itself." Her husband's verdict when she asked if it was worth it: "You should have done it sooner."

✨ The Seller Who Asked Her to Film Their Listing β€” Gigi did not door knock. She did not cold call. She posted consistently, kept her aesthetic clean, and kept saying Amelia Island until the algorithm knew exactly who to send her to. A homeowner whose property was listed with another agent reached out and asked Gigi to come film a video because her marketing was that good. That same seller is now thinking about buying on Amelia Island. With Gigi. "Hopefully that agent is listening. It is just a wake-up call for real estate agents."

✨ Chick-fil-A Has Said Eat More Chicken for 25 Years and It Still Works β€” One of the biggest mental blocks agents hit mid-program is feeling like they are saying the same thing over and over. That is the point. Chick-fil-A does not sell beef. They refined one message, said it for 25 years, and became one of the largest fast food companies in the world. Gigi repeats the same B-roll, the same font, the same Amelia Island message, and people message her asking who the best photographer on the island is before they have even moved there.

✨ Motherhood and Messaging Are the Same Skill β€” Ashley makes a connection on this episode that lands hard. Overthinking your messaging is the same as overthinking your motherhood. Both will keep you up at night convinced you are doing it wrong. Gigi's approach to both is the same: keep it simple, be consistent, show up as yourself. She cranks out content during daycare hours, has automations running so she is not on her phone when her son gets home, and is present for bedtime every night. "It is not just the hook on screen. It goes so much deeper and people do not realize that."

✨ Small Town, Big Results: It Works Everywhere β€” Gigi is in Amelia Island, Florida. Not a major metro. Not a relocation hotspot most agents would think to target. She stayed hyper-specific, kept saying her city name over and over, and watched buyers from Jacksonville and beyond still reach out because she had become the obvious expert for one place. "My town is pretty small and it is working for me too. There is literally not a town size, a region of the country, or a season that I do not see it work."

Gigi Fournier is a real estate agent based in Amelia Island, Florida, five and a half years in the business and a Socially Sold graduate. She works on a team with her mom and is building her personal brand as the go-to relocation expert on Amelia Island while raising her son.

πŸŽ™οΈ Episode 78: More Than Real Estate Podcast: From First-Grade Teacher to $4M Pipeline Working Just Three Days a Week

Tiffany Bell went from first-grade teacher to licensed agent in seven months, and now runs a boutique brokerage with her mom in the North Dallas suburbs. She's closed 2.8 million this year with another 1.5 under contract, working three days a week and building the whole thing on Instagram. This one is the honest, real-numbers version of a Socially Sold success story, for the agent who's tired of comparing herself to the highlight reel.

✨ The seven-month pivot β€” Three days after her first baby was born, Tiffany's mom lost her assistant, and Tiffany raised her hand. Four months later she was licensed. "My life drastically changed," she says, from teacher to realtor to co-owner of a brokerage.

✨ Your life is your lead source β€” The reframe Ashley builds the whole episode on: instead of two draining hours of cold calls, Tiffany films her city and her kids. "As a real estate agent and mom of two in North Dallas suburbs, here's our favorite park on a Wednesday night." Her life becomes the content, and the content becomes the pipeline.

✨ Organic over ads, every time β€” Tiffany doesn't run Facebook ads and doesn't plan to. "I think ads are so dumb for realtors 'cause you can't target based on demographics. I'm organic all day long." Her reels bring the strangers, her stories build the trust.

✨ Instagram is your resume β€” Buyers who met her at open houses followed her, watched her stories, and picked her out of every agent they'd shopped. As Ashley puts it, "Your whole entire Instagram is a freaking resume of why you're the most credible agent."

✨ The honest numbers β€” $120,000 in production, working three days a week, on top of her husband's income. Ashley's take: "That's some good gravy." And the affirmation the whole episode is built toward: "I am the biggest fan of the solo female agent closing 10 million. And still being able to be a mom."

✨ Adapting to the obstacles β€” Lost deals to corporate relocation packages, so now she asks the right questions upfront. Renters who aren't ready to buy go on a smart plan for next year. "It would come up no matter how you built."

Tiffany Bell is a North Dallas real estate agent who runs a boutique brokerage alongside her mom, a 26-year broker. A former first-grade teacher, she built her business on Instagram as a Socially Sold student back in its OG days.

πŸŽ™οΈ Episode 77: More Than Real Estate Podcast: Why I've Invested $250,000 In Coaching (and will continue to do so)

I've spent over $250,000 on coaching in the last two years, and I'm walking you through every layer of it today. Not to impress you, but because the filter I use to decide is simple enough for you to borrow, and because delaying an investment your business needs delays the results too.

✨ Speed and proximity, every time: "That's what I always pay for when I enroll in coaching is speed and proximity." Proximity puts me in the room with someone who already has the skill. Speed means I get the result sooner than I ever could figuring it out alone.

✨ The $6,997 that became this company: an eight-week program on building a course, back before Socially Sold existed. It changed my life forever, and I don't say that lightly. That one room turned into a multi seven figure course company, the Assist CRM with over 400 agents on it every month, and seven people on my team with salaries and flexible careers.

✨ The ladder, out loud: $7,000. $24,000. $36,000. Another $36,000. $65,000. Over $100,000. "The reason that I'm a multi-seven figure founder is 1,000% because I will pay for coaching." I'd make every one of those payments again.

✨ Why I pay $200 an hour instead of Googling it: Micah and I have worked with the same counselor for five years, back when she charged $30 and now at $200. An expert who has done this a thousand times gets you there faster than a search bar ever will. That's the same math I run on business coaching.

✨ What holding on tightly actually costs you: "By you not investing in coaching, you are blocking blessings from your life." The entry fee isn't an expense, it's an investment and a business write-off. Before I enroll anywhere I ask two things: can this person credibly teach me the skill, and will it speed up my results?

πŸŽ™οΈ Episode 76: More Than Real Estate Podcast: How Home Tours on Instagram Are Replacing Open Houses for This Gen Z Agent

Bianca Basilone is 29 years old, three years into real estate in Pittsburgh, Pennsylvania, and she has never done an open house. She does not use her brokerage's colors, their templates, or their for sale signs. She has her own signs. She has her own brand. Four months after graduating Socially Sold she has six Instagram closings, two buyers under contract, seven active buyers with six million pre-approved, and a home tour reel that got 300,000 views and is still going. This episode is about home tours, personal brand over brokerage brand, and what it looks like when a zillenial goes all in on Instagram and never looks back.

✨ The Home Tour That Got 300K Views and Keeps Going β€” Bianca's formula is simple. She and her sister show up to a staged house, spend about 10 minutes filming, and post it. Her home tours consistently get between 30,000 and 300,000 views. The hook on screen, the caption, and the pace of the edit are what she credits. "I kind of speed things up but slow things down." Suzie Bot helps her nail the words when her brain is not feeling creative. Every tour she posts brings in comments asking for the listing link, new followers, and DMs from buyers who have been watching for months before they reach out.

✨ Six Million in Pre-Approved Buyers in Four Months β€” Bianca graduated Socially Sold in April. By the time this episode records she has six Instagram closings, two buyers under contract, and seven active buyers with six million pre-approved sitting in her pipeline. All from home tours and Instagram stories. All from strangers who found her, followed her, watched her care for her clients, and decided she was the one. "I literally love them. Like they'll give me a hug. Like I'll just meet them for the first time and they give me a hug."

✨ Personal Brand Over Brokerage Brand, Always β€” Bianca does not use her brokerage's colors. She does not use their templates. She made her own for sale signs. Her Instagram is white, creamy browns, and dark browns because that is her aesthetic, her vibe, her world. A brokerage employee told her recently that they can recognize her posts before they even see her name. "I made my own brand. People are gonna love you for you." She does not think brokerage brand is irrelevant but she is very clear: people are not choosing their agent because of the brokerage anymore.

✨ The Confetti Girl: How Closing Day Content Builds Lifetime Trust β€” Bianca decorates the closing room for every client. She pops confetti. She posts it every single time. Now people message her saying they are not even looking for a house but if they were they would use her, just because of how much she visibly cares. "Someone messaged me and said I just want to work with you because you care and you make it a good experience." That is the like know trust loop in action. A stranger finds her on a home tour, follows her, watches her take care of clients, and becomes a referral source before they ever transact.

✨ Niche Down and Get Everyone β€” Bianca switched her brand archetype three times before landing on relocation. Every time she switched it her algorithm kept performing. When she finally committed to relocation and started using the right keywords, people from West Virginia started finding her Pittsburgh content. Move up buyers, first time home buyers, relocators, sphere of influence contacts from high school she had not spoken to in years, all filling out her Google form because they see her every day. "Even though I dialed it down I am still getting people from all walks of life."

✨ Gen Z Does Not Door Knock. She Builds a Brand. β€” Bianca never did open houses. Never cold called. Never sent mailers. She watched older agents tell her she needed to do all of those things and thought they were all a waste of time and money. "If you want to find a nail tech you go on Instagram. If you want to find anything you go on Instagram." Her goal for next year is 20 million. After that, a boutique brokerage of her own where personal brand is actually taught and not just just-sold graphics from Canva.

Bianca Basilone is a real estate agent based in Pittsburgh, Pennsylvania, three years into her career and four months out of Socially Sold. She is the home tour queen of Pittsburgh, runs her own brand completely independent of her brokerage, and has six million in pre-approved buyers in her pipeline from Instagram alone. She is building a small team and has her sights set on 20 million next year.

πŸŽ™οΈ Episode 75: More Than Real Estate Podcast: How to Ditch Open Houses and Double Your Production With Instagram

Brittany Olivares was spending every weekend at open houses in Fresno, California, praying for one client every six or seven months, and burning out of a career she actually loved. She was a private person who never wanted to be on camera. One year after Socially Sold she has doubled her production from five to six million to ten million, closed three Instagram deals in a single month, gets recognized at the hair salon, has curtain companies and house cleaners DMing her to collaborate, and has not done a single open house since July of last year. Her weekends are completely free. This episode is for every agent who thinks they are too private, too small market, or too new to make Instagram work.

✨ From One Client Every Six Months to Three Instagram Closings in One Month β€” Before Socially Sold, Brittany was doing open houses every weekend including holidays, getting one client every six or seven months, and watching those clients show up unaligned and unappreciative. "I don't want to work with you. You are not my ideal client." Now she has three closings in a single month all from Instagram, agents from other area codes DMing her to refer clients, and local businesses reaching out wanting to collaborate. She has not done an open house since July of last year.

✨ Doubling Her Business in One Year From Home Tours and Date Nights β€” Brittany's bread and butter is home tours. She makes them a date night with her fiancΓ©. They drive to the house, she films, and the whole thing takes under an hour and a half. That content works for her through the night while she sleeps. "People are looking at my stuff, people are downloading my guides, reaching out to my DMs." From July to July she went from five to six million in annual production to ten million. She was closing five deals in the first two months of this year alone.

✨ She Was a Private Person Who Never Wanted to Be on Camera β€” Brittany came into Socially Sold as someone who kept her personal life off social media and was selective about everything she shared. She pushed through it anyway. "I am the only person setting myself up for failure. Why do I not just try it?" Turns out she loved it. Her followers notice when she goes quiet. Local strangers feel like old friends when they meet her in person. "People are so involved with my life, even if they are just on Instagram."

✨ Niching Down to Local Buyers Made Her Visible to Everyone β€” Brittany was scared to niche down. She thought going local buyer only would shrink her market. The opposite happened. She niched down hard, became the most recognizable local buyer agent in Fresno, and now gets relocation referrals from agents in other area codes who looked up Fresno realtor and found her. "Even though I dialed it down, I am still getting people from all walks of life." That is exactly what a refined message does in a market where nobody else is doing it right.

✨ The Wild West Is Still Wide Open in Fresno β€” Brittany looked at her market and saw thousands of agents doing open houses and thousands more buying paid leads. On Instagram, maybe a handful. None of them doing it at the level Socially Sold teaches. "If I am going to take the risk, why not do it on something that is free rather than spending a thousand dollars a month on something that may not work?" One year later she is the agent people think of when they think Fresno real estate on Instagram. Nobody else is close.

✨ The Structure That Made It Foolproof β€” Brittany credits the course structure for setting her up to actually succeed: brand archetype selection, small group branding call, system coaching, profile audit, and hot seat coaching layered across eight weeks. "It almost felt like after I left the cohort I was like, I know what I am doing. I could do this." She now plans her entire content week on Mondays, has something scheduled every single day, links her guide consistently in stories, and is building toward bringing on an assistant because demand is outpacing capacity.

Brittany Olivares is a real estate agent based in Fresno, California, one year out of Socially Sold and on track to close over ten million this year with ninety percent of her business coming from Instagram. She specializes in local buyers and has built one of the most recognizable personal brands in the Central Valley.

πŸŽ™οΈ Episode 74: More Than Real Estate Podcast: Why Your Personal Brand Is the One Thing Nobody Can Take From You

Allison Mariani got her real estate license right before her wedding in 2024, walked away from a corporate career leading large sales teams, used all of it β€” the marketing background, the data fluency, the executive communication skills β€” and bet on herself. Two years into Socially Sold she is seven months pregnant with her first daughter, has 12 million already closed this year, 2.85 million pending, and is projecting 20 to 24 million by the time she gives birth. Last year she closed 4.5 million. This episode is for every agent who thinks a personal brand takes too long, costs too much, or will not work in a competitive market. Allison is the answer to all three.

✨ From 4.5 Million to 20 Million in One Year, Seven Months Pregnant β€” Allison closed 4.5 million last year. This year she has already closed 12 million with 2.85 pending and is projecting 20 to 24 million total before she gives birth in October. She was taking out 6 million dollar buyers on Sunday. She did this as a relatively new agent in Boca Raton, Florida, in a market where people are trying to copy her and cannot figure out how. "No one can be me. No one has the systems behind it."

✨ She Bet on Herself When the Market Was Shifting β€” Allison came into real estate during a tough market. Transactions were down. The whole ecosystem was in flux. She had spent her career growing other people's brands in marketing and advertising and had never grown one for herself. "I've bet on all of these other things and all of these other people. What would happen if I just went all in and bet on myself?" She enrolled in Socially Sold, committed to patience, and gave herself the tools to build something that would compound over time.

✨ She Helped Seven Pregnant Women Buy Homes While She Was Trying to Conceive β€” Allison and her husband were trying to conceive for over a year. In that same window her content, without her even fully realizing it, was pulling in pregnant women navigating major life transitions. She helped at least seven of them buy homes. "I don't know if subconsciously I was talking a lot to that messaging." That is what happens when your brand is built around who you actually are. Your ideal client finds you because your content is speaking directly to the version of life they are living.

✨ Personal Brand Is Not Me Me Me. It Is Them Them Them. β€” Allison came from a world of banner ads, sponsored sports teams, and stat-heavy agent marketing. All of it is face-forward and achievement-focused. What Socially Sold taught her was the opposite. "While it is my personal brand, I am speaking to my audience, their pain points, what they care about, and how to make their lives easier." That shift from broadcasting credentials to speaking directly to one person's specific moment in life is what makes her content impossible to copy.

✨ The Woo-Woo That Actually Works β€” Allison scripted wanting to hit consistent 100K months. She scripted wanting to be pregnant by a specific date. She was doing this inside the Socially Sold program. Both happened. She is now seven months pregnant and on track for one of her biggest production years. "Divine timing is everything and you cannot plan life." She is one of the most grounded examples of what happens when you combine a solid marketing strategy with the belief work to back it up.

✨ The Community She Never Expected β€” Two years out of Socially Sold, Allison is still in a group chat with six other women from her cohort. Christina B, Anita, Daria, MJ, Mandy, Chelsea. They have never met in person. They cheer each other on from across the country. All of them have accelerated their businesses at the same time. "That is by far my favorite part of what I got out of the program. The community, the friendships, and people who are cheering me on from across the country."

πŸŽ™οΈ Episode 73: You Need to Niche Down: Trying to Speak to Everyone Is Costing You Clients

ShawntΓ‘ came into Socially Sold the first time, got results, but never fully had her back end dialed in. She came back, enrolled again, added Built, niched down hard, and watched her business transform. She went from 8 closings in her hardest year, mid-divorce, barely using Instagram, to 17 closings already this year with two active listings and three to four buyers in the pipeline, majority from Instagram. She is a single mom of three doing this with no open houses and no cold calls. This episode is proof the method works when you work it.

✨ From 8 Closings to 17 and Counting, as a Single Mom of Three β€” ShawntΓ‘'s worst year was last year. She was going through a divorce, not fully committed to Instagram, doing it halfway. Eight closings. This year she went all in, niched down, got her back end built out, and transaction 17 closes this week. "It really doesn't feel real yet. It is crazy that I will be stressing and then get my reels and carousels up for the week and then literally have somebody send me a message that's like, hey, I'm headed to that area."

✨ Niching Down Is What Actually Changed Everything β€” ShawntΓ‘ said it before the cameras even rolled: niching down is exactly what took her business to the level it is now. She knows her ideal client by name. She has a persona built out. She talks to that one specific person in every piece of content. "My ideal client has a name. I know exactly who I am talking to." That specificity is what turns a reel into a DM from a buyer who is already pre-sold before they ever reach out.

✨ Why She Enrolled Twice and What Was Different the Second Time β€” The first time through Socially Sold, the framework was there but the course was still being refined. The second time, every step was mapped out, every archetype had a 30-day content calendar, and Suzie Bot existed. "I don't think there is another Instagram course that dumbs it down to that level and literally just hands it to you." What used to feel overwhelming felt like a roadmap. She went from slow implementation to posting with confidence inside weeks.

✨ Built: The Done-for-You Back End She Didn't Know She Was Missing β€” The first time ShawntΓ‘ enrolled, she had no automations, no guide funnels, no lead tracking. She was almost certainly losing leads she did not know about. Built changed that. Her team built her funnels, her automated follow-up emails, her Assist CRM pipeline, and her guide delivery, and handed it to her on a Loom walkthrough. "I literally can sign into Assist and I have my pipeline based off of people downloading my guide." The leads she was generating finally had somewhere to go.

✨ Suzie Bot: Captions in Seconds for an Agent Who Is Not a Creative Brain β€” ShawntΓ‘ is clear about where she thrives and where she does not. Writing captions from scratch would take her days. Suzie does it in seconds, and the output sounds like her because she did the prep work, put in the context, and Suzie is trained on hundreds of Socially Sold graduates who have already proven what works. "It is not Claude creating a caption. It is literally like a Socially Sold community of a hundred agents creating that caption for you."

✨ The Agent Collective and Why Priscilla Told Her Not to Skip It β€” ShawntΓ‘ joined the Agent Collective on Priscilla's recommendation and immediately saw why. The room is full of agents who are all implementing, all sharing what is working, and none of them worried about another agent copying their reel because they know the reel is only the surface. "What makes your Instagram work so well is you. It does not matter if somebody took your same reel because they probably do not have the funnels afterwards or they are not selling in their stories or they are not doing the follow-up the same way."

ShawntΓ‘ is a real estate agent based in the Destin, Florida area, a Socially Sold graduate who enrolled twice and purchased Built. She is a single mom of three and in her fourth year of real estate, already at 17 closings this year with the majority of her clients coming from Instagram.

Ashley Walker is the host of the More Than Real Estate Podcast and the founder of Socially Sold, where she helps real estate agents build their personal brand on Instagram and generate qualified leads organically. She's a top-producing agent, mama of three, and wife to her best friend.

πŸŽ™οΈ Bonus Episode: More Than Real Estate Podcast: A 15 Minute Hypnosis for the Money Blocks You Cannot Name

Before you press play: this one is not for the car. You need to be seated or lying down. If you are driving or on a walk right now, skip to another episode and come back to this one tonight.

This is a guided hypnosis session with Sumaya, recorded live inside The Agent Collective after a 90 minute identity and money mindset training.

✨ The money blocks running your business without your permission: What limiting beliefs or money blocks do you have that can show up in your business, and how can we get rid of those?" Not the abstract kind. The ones that decide which clients you chase, what you charge, and how hard you make yourself work before you feel like you earned it.

✨ Aligned clients instead of exhausting ones: The other half of the ask is who you are attracting. Agents should be building "an aligned company with people who it's easier to do a transaction with and people who can help you scale your business without feeling like it's work." The block is rarely the market. It is what you believe you are allowed to have.

✨ Permission to stop earning your worth: One line to sit with before Sumaya begins: "allow your worthiness to not have to work for things." If you have ever caught yourself adding steps just to feel like you deserved the outcome, that is the belief this session goes after.

✨ Meeting the version of you who moves faster: Sumaya guides you to connect with "a version of ourselves that can actually get us to where we wanna go a lot quicker than doing it on our own." Root in and ground to that higher version of yourself.

✨ Whatever surfaces is for right now: No pressure to get it right. Whatever comes up for you in this hypnosis, know that it's meant for you in this season and this moment.
