How Did You Hear About Us? (Thanks, ChatGPT)
Season 1, Episode 4
Show notes
Your AI traffic didn't disappear. Your measurement did.
Around October 7, many ChatGPT links started arriving without the referral and source tags analytics relies on, so those visits landed in "direct."
One analyst team watching about 500 sites saw roughly 31,000 ChatGPT visits a day vanish from reports, while direct traffic on the same pages jumped by about 26,000. The renters didn't stop coming. ChatGPT just stopped telling us where they came from.
If your October report shows AI traffic falling off a cliff, don't pull your AI visibility budget just yet. In this solo episode, Sparkle gets a little geeky about the traffic you can't see.
In this episode:
• What changed in ChatGPT referral tracking, and why mobile was hit hardest
• Why most AI answers never produce a click in the first place
• Six takeawaus you can do tomorrow
• Why resident experience is now part of your search strategy

Breaking Panic
Season 1, Episode 3
Show notes
Occupancy dips. Leads dry up. A manager calls in a panic. Christen Wallace, Regional Property Manager at Morgan Properties, has spent 15 years in this industry, and her answer is simple: lead steady, not panic.
Christen breaks the mindset that leaders have to have all the answers, and she and Sparkle talk about how a regional keeps several teams steady through hard seasons.
In this episode:
• Why empowering managers to make decisions beats routing everything up the chain
• Celebrating small wins, daily check-ins and "temperature checks" when numbers are down
• Focusing on what you can control, starting with the residents who already live with you
• Her financial boot camp for managers and why you have to inspect what you expect
• Why everyone is a leader, whatever their title
Guest: Christen Wallace, Regional Property Manager, Morgan Properties
Host: Sparkle Mixson, Chief Mic Officer

Renewals are the New Lead Gen
Season 1, Episode 2
Show notes
Unpopular opinion: retention is the new lead gen.
Multifamily retention is sitting at 57%, down from 60% in 2024, and every move-out costs about $4,000 to turn. Meanwhile, concessions are making every new lease more expensive to win. In this solo episode, Sparkle makes the case for treating the lead you already closed like one.
In this episode:
• Marketing owns leads, operations owns renewals, and that split is costing you
• What renters say keeps them: 65% stay because they like the people running their community, and only 41% because of the amenities
• The 8% threshold where renters start shopping around
Homework: pull your last 20 move-outs and ask yourself honestly why they left.

From Operator to Agency with Justin Godwin
Season 1, Episode 1
Show notes
What does it take to be a great client? Justin Godwin spent nearly 20 years on the operator side, onsite, in business development and in marketing, before crossing over to the agency side as VP of Operations at ApartmentSEO. He and Sparkle get honest about what changes when you sit on the other side of the table.
In this episode:
• Why being a great client starts with clearly communicating the problem, not dictating the solution
• What surprised Justin most about the agency side: the structure, the prep and how much partners care
• The habit he'd break on each side: operators treating vendor partners like ticket takers, and agencies taking requests at face value without asking why
• Why "be present on the call" might be the most underrated partnership advice
Guest: Justin Godwin, VP of Operations, ApartmentSEO
Host: Sparkle Mixson, Chief Mic Officer

Let's Break Some Stuff Trailer
Season 1, Episode 1
Show notes
There are a lot of things we do in this industry simply because somebody, somewhere, decided that's how we do them. And then we just kept doing them.
I'm Sparkle Mixson, and I've spent most of my career asking one question that can occasionally get me in trouble: but why?
This is the teaser for The Lease Break, a podcast about multifamily, build to rent, proptech, and the people building all of it. The conversation behind the polished answer: what people tried that failed, and what's actually changing the business versus what's just a good demo.
I showed the apartments. Managed my first property at twenty. Chased renewals, chased rent, sat through more vendor pitches than I can count. Through all of it, there's been a pretty obvious ThruLine. Wink.
Full episodes launch October 21, recorded live from Unlock by Zillow Rentals in Scottsdale, in partnership with Multifamily Media Network.
