  3. Estate Problems After Death: Deeds, Divorce & Liquidity with Co-Host Fred Long | Season 2 Episode 8

    Season 2, Episode 8

    Show notes

In this episode of Death and Dirt, Jenn and Jay turn the tables on co-host Fred Long. Fred shares how he found his way into the practice of law, reflects on his career and experiences as an attorney, and reveals a few things about his life that listeners may not know.

Then, the conversation turns to three issues Fred has encountered repeatedly in his estate practice—issues that may seem relatively harmless during life but can create unexpected problems after someone dies. What happens when a parent co-signs a child's mortgage and ends up on the deed? What happens when divorced spouses never fully separate their property or update how assets are titled? And what happens when someone dies with substantial assets, but leaves the estate without enough liquidity to pay taxes, expenses, and the costs of administration?

Drawing from real-world situations, Fred discusses how these problems surface, the complications they can create after death, and some practical considerations for attorneys and clients who want to avoid them.

Along the way, Jenn and Jay get to know the person behind the microphone—and find out how a would-be journalist ended up talking about death, deeds, and taxes for a living.

  10. How Law Firms Are Valued — For Sellers and Buyers | Season 2 Episode 2

    Season 2, Episode 2

    Show notes

This episode of Death and Dirt is essential listening not only for law firm owners, but also for attorneys and professionals who are thinking about buying into a firm or acquiring an ownership interest. We sit down with Owen T. Carhart, Managing Partner of Business Optimization Group, LLC, to break down what business valuation actually means in the context of a law practice and why it matters long before any sale is on the horizon. Owen challenges the common misconception that a firm is nothing more than the owner’s personal book of business and explains how real value is driven by cash flow, risk, and transferability. Along the way, we demystify the language of valuation—SDE, EBITDA, and KPIs—and walk through the core approaches used to determine what a firm is truly worth.

From there, the conversation turns to the operational realities that either build or destroy value over time. Owen explains how revenue quality, client concentration, and owner dependence can significantly impact valuation, and why buyers heavily discount firms that rely too much on one person. We also discuss the systems, financial discipline, leadership structure, and repeatable processes that make a firm more transferable and more valuable. The key takeaway: valuation isn’t a one-time exercise—it’s the byproduct of running a well-structured business. Whether you plan to sell, bring on a partner, or eventually buy into a firm yourself, understanding these fundamentals can change how you build and evaluate a practice.

  13. Inheritance Tax Exemptions, Tax Considerations and Lifetime Planning for the Family Farm Client | Season 1 Episode 16

    Season 1, Episode 16

    Show notes

In this episode, we sit down with Vicky Ann Trimmer—attorney, CPA, and Partner at Daley Zucker, LLC—to talk about how Pennsylvania tax rules affect the transfer of family farms, during life and at death.

Vicky shares her path from the Pennsylvania Department of Revenue to agricultural law, a transition that brought together her legal training, tax background, and upbringing on a family farm. Her experience gives her a unique perspective on the challenges families face when planning for the next generation.

We discuss the major agricultural exemptions in Pennsylvania’s inheritance tax laws, why they matter to farming families, and what people should understand before choosing between different options. Vicky also walks through the realty transfer tax rules that apply when farmland is moved into an LLC or other family entity—and when those transfers may qualify for a tax break.

We wrap up with a look at a newer provision that allows certain farmland sellers to spread out capital gains tax over time, offering another tool for easing transitions between generations.

Whether you’re part of a farm family, support agricultural clients, or simply want a clearer picture of how these rules work, this conversation offers a practical overview to help people make informed decisions about one of their most important assets—the family farm.

What happens after you buy a house and the deed gets “recorded”? For most of us, the Recorder of Deeds Office feels like a mysterious backroom of government paperwork — but behind those records lies the backbone of property ownership, public history, and fraud prevention.

In this episode of Death and Dirt, Fred, Jay, and Jenn sit down with Jeanne Sorg, Montgomery County’s Recorder of Deeds and Mayor of Ambler Borough. Jeanne sheds light on what her office really does — records millions of property documents, protects homeowners from deed fraud, honors veterans through the Montco Roots program, and digitizes decades of public records.

We discuss how the pandemic accelerated e-recording, the surprising ways property records reveal local history, and what it means to lead in both county and borough government. Whether you’re a real estate attorney, history buff, or curious homeowner, this conversation will change the way you see those stamped deeds in your file cabinet.
