How to Subdivide Land and Double Your Money
Show notes
How do you find land deals other investors miss, split them up, and double your money? In this fishbowl edition of Dirty Deeds, land investor Jeremy and Logan Fullmer take turns pulling questions from a bowl and grilling each other on buy boxes, market knowledge, rezoning, cash flow, and what separates a $250K-a-year investor from a $1M-a-year investor.
Jeremy ran a book publishing business for 18 years before getting into real estate. He got into land when his son was born with severe bilateral clubfoot and his family spent four years traveling the country for treatment. He had to cash flow tens of thousands of dollars in medical bills week to week, so he learned to flip land fast, working about 20 hours a week. Today he focuses on a small unincorporated market in Arizona that he knows better than most local agents. He recently bought a 2-acre parcel for $27K and split it into two lots that will sell for $30K–$35K each.
Jeremy also explains how he turned a neighbor who gathered 14 signatures against his rezoning into his biggest supporter. Logan shares his buy box for a new commercial acquisitions hire, his $100K plan for a new investor, and the moment he almost ran out of cash holding fractions of 15+ properties.
You'll learn:
• How to make a low offer without sellers feeling taken advantage of
• The #1 mistake new investors make: ignoring their buy box
• How to spot land you can subdivide for a profit
• Why knowing one small market better than anyone is a huge advantage
• How to win over neighbors and the board during a rezoning
• What to buy with $100K, and how to grow it to $700K in three years
• Why cash flow management keeps a real estate business alive

Wholesaling vs Curative Title: Which Makes More Money?
Show notes
Wholesaling or curative title: which real estate business model actually makes more money? In this special debate edition of Dirty Deeds, Logan Fullmer goes head-to-head with Mark Gabryel, co-owner of Joe Homebuyer of Greater Tulsa with Jerry Norton of Flipping Mastery TV.
Mark makes the case for wholesaling: a capital-intensive marketing and sales business built on inbound leads from TV, PPC, and SEO, a 5x return on ad spend, and deals closed in 30 to 45 days. Logan makes the case for curative title: buying deals for a few thousand dollars that nobody else will touch, scaling by margin instead of volume, and turning one deal into $50K, $100K, or even $1M in profit.
Moderated by Samuel Storm, they debate 12 questions, covering startup costs, deal timelines, risk, wholesaling regulations, recessions, interest rates, scaling, and which model they'd pick with $50,000 and six months of runway.
You'll learn:
- What it really takes to close your first wholesale or curative title deal
- Why Mark says wholesaling is more capital intensive than people think
- How each model handles lawsuits, regulation, and risk
- Which business model holds up better in a recession
- Why wholesalers may be first to some deals, and curative title investors first to others
- The biggest mistakes new investors make in each model
- Exactly how each of them would spend $50K to start a real estate business

Curative Title at 25: A $200K House for $6K
Show notes
Tom Santella found a North Carolina house still titled to an owner who died in 1989. The man who was living there had rented it in 1987 and stayed for nearly 40 years, paying the taxes and treating it like his own. Tom tracked down the one legal owner, a sister who had no idea she owned it, and bought her interest for $6,000 on a house worth about $200,000. Then he made the hardest call of the deal: convincing the longtime occupant, who had a strong adverse possession claim, to sign a lease.
Tom is 25 and lives on Long Island, but he invests in North Carolina. He went from New Jersey real estate brokerage to an AI marketing agency, then to wholesaling, before finding curative title. His first deal paid out 68 days after his first class, a six-figure deal he split with a partner. Since then, he's hired a researcher and is working a 50-acre tract near the Research Triangle with 25 owners.
In this episode of Dirty Deeds, Tom tells Logan Fullmer how he picked his market, his "sugar and spice" lead filter, the cold call opener he uses, and the will amendment that almost had him paying the wrong people.
You'll learn:
- Why he ruled out New York and invests in North Carolina instead
- How to build a lead list from the tax list and county property records
- The "sugar and spice" filter for finding the best leads
- His cold call opener for owners of inherited property
- How to assign a curative title deal without coming out of pocket
- How to handle an occupant with an adverse possession claim
- How to work a property with 25 owners
- Why he hired a researcher before an acquisitions person

Curative Title Deal: Saving a Church Lot From Tax Sale
Show notes
A Houston church's pastor passed away, nobody could find the church's paperwork, and $38,000 in back taxes had its land headed to a tax sale. Four days before the auction, the church took Derek Wells' cash offer. He drove through a Texas blizzard with a cashier's check on the day his son was due to be born, and nine days after listing, the lot sold, netting about $80,000 in under 30 days.
Derek spent about 10 years in oil and gas investment banking before he burned through his savings and moved into his parents' garage. He started flipping houses in East Dallas in 2014 and did 100+ deals off the MLS and wholesalers. After COVID, margins disappeared, so he moved into curative title with his wife, a litigation attorney, helping solve the hard legal problems.
In this episode of Dirty Deeds, Derek tells Logan Fullmer how he cleared title on a defunct church, why he offers owners an AB close, how he bought 37.5% of an Austin house for $4,000, and why this business pays a multiple, not a percentage.
You'll learn:
- How to find deals on the tax sale list before auction
- How an AB close works: cash offer vs. 50/50 joint venture
- How to convey title out of a defunct church or entity
- How a will's residuary estate changes who owns the property
- His call + text + video outreach system
- Why he targets active tax lawsuits
- Why velocity of capital beats squeezing every dollar out of a sale

Is Land Flipping Still Worth It in 2026?
Show notes
Land flipping used to feel like shooting fish in a barrel. Now it takes 20,000 to 23,000 texts to land one contract. Seth Williams of REtipster and Mike Balcom, co-founders of Stride CRM, break down what's changed in the land business, and how AI is changing how land investors work.
Mike's team now spends about $9,000 to $10,000 in marketing to acquire each deal, and the competition is smaller but far more sophisticated. Seth has shifted much of his land activity into funding other investors' deals, where he takes title and splits the profit. Together they explain why they stopped sending mail, how their ringless voicemail script sounds like a real person, and why texting requires a good legal team.
In this episode of Dirty Deeds, Seth and Mike also show Logan Fullmer how they use AI agents to research parcels, score deals, and handle first calls with sellers, and whether AI could cut a small real estate team's payroll in half.
You'll learn:
- How land flipping has changed over the last three to four years
- What it really costs to acquire a land deal today
- How to write a ringless voicemail that doesn't sound like a sales call
- Why texting and RVMs beat mail for turning leads on and off
- How funding other investors' land deals works
- How AI agents can research and score land deals in seconds
- Where humans still matter, and where AI can take over
- Who a CRM like Stride is built for, and who it isn't

From Rich Dad Poor Dad to Curative Title
Show notes
Robert and Cullen didn't come from real estate. One runs a patio cover company in Lake Charles, the other drives for a power company in Arkansas, and they've been best friends for 20 years. They still work full-time jobs, spend 10 to 15 hours a week on curative title, and have closed six to eight distressed property deals since September, including one where they paid $22,000 for two acres that sat vacant for 15 years, tracked the heirs down in Guam, and sold it for $95,000. In this episode they walk through their very first deal: liquidating a credit card to hand a stranger $15,000 for a house nobody could prove she owned, chasing down the members of a dissolved LLC to close the chain of title, and seller-financing their way out when flood insurance killed every other exit. They also break down the deal they lost $2,000 on because of a broken China set, the four-year gap where they chased sub-to, assisted living, and a mobile home park and racked up debt instead of deals, and the moment the mentorship showed them how to actually find distressed titles again. Logan explains the different ways to solve a dead-entity title problem, why he treats every deal as a convertible margin of safety, and where the moral line sits in a business where you're mostly limited by your own creativity. Cullen shares his research filters (death on title, four owners or less, $40,000 minimum profit), his cold call and voicemail script, and a North Carolina lead source most investors have never heard of.

Curative Title Real Estate in 2026
Show notes
Casey Roberts spent a decade building giant 3D-printing robots for the U.S. government — machines with arms long enough to print a foundation to quarter-inch accuracy. In January he walked away from it. By February he was in Logan's class, and by month four he had signed just under a million dollars in adjusted sales price equity across six deals, with a first-deal spread near $80K on about $5,000 out of pocket. In this episode, Casey breaks down the exact workflow that got him there: how he narrows a 300,000-line Harris County list down to something workable, why he caps his research at five to ten minutes before picking up the phone, and how his mom went from babysitting his one-year-old to closing two deals of her own. Logan and Casey get into the deal that started as real estate and turned into a personal property claim, the Montgomery County commercial property where equitable conversion flipped their position from 50% to 100%, and the Houston house nobody would touch because the heir had murdered his own mother and stepfather inside it — and still inherits under Texas law. They also dig into what Logan calls the "AI trap," where operators burn 60 days and $80,000 in lost run rate building a custom CRM instead of paying $900 a month for one that already works, plus the AI scoring overlay Logan's team back-tested against 200 of their own closed deals to reverse-engineer what a real lead list looks like in any market. It's a conversation about problem-solving as the actual skill, why the people are the deal and the property is just the paperwork, and what happens when you stop asking how much research is left and start asking how are we making money today.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

$650K in 90 Days: A Husband-Wife Team & the Messiest Curative Title Deals
Show notes
She refused to read the sales script. She's not a salesperson, she told her husband she just calls people, tells them the truth, and closes. Then Erica looked a man dead in the eye and told him he was going to die with his properties and sink with the ship. He got off the phone… and signed his $1.9 million portfolio over for pennies.Anthony and Erica Hernandez left the grind of wholesaling behind, pivoted fully into distressed property and curative title work, and did roughly $650,000 in revenue in about 90 days — on part-time effort, funding every deal themselves with no partners cutting in.In this episode of Dirty Deeds, Logan Fullmer sits down with this husband-and-wife team for one of the most real, funny, and tactical conversations we've had on the show. They break down why a woman can say things on an acquisition call a man never could, how Erica became the family's "genealogist machine" building family trees on Ancestry to find missing heirs, and why fear of the script is the #1 thing keeping new people broke. They also get into the AI acquisitions rep they built named "Ava" — a bot that runs the calls, qualifies leads, calculates offers, and even sends the contract (she once told a guy flirting with her that she was "wearing a digital swimsuit"). Plus the deal with a 1.2%-owner heir on the run from the law, the honest math on why they still won't turn off the wholesale "money printer," and the exact playbook Logan uses to clean up a pipeline instead of chasing every messy deal to the ground. If you're grinding wholesale for thin margins, thinking about curative title, or building a real estate business with your spouse — this one's a masterclass and a great time.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

The $100K/Month Business Nobody's Talking About
Show notes
Jesse Burrell is back on Dirty Deeds, and this one covers a lot of ground. We talk about his path from wholesaling and house flipping to building Batch Leads, Batch Skip Tracing, and Batch Dialer — and the wild, chaotic story of the actual night the deal to sell to PropStream almost didn't get signed in time. From there we dig into what he's building next: a life insurance agency helping everyday people get affordable coverage, how the commission and agent-recruiting model actually works, and why he thinks the cash conversion cycle beats real estate investing for people just starting out. We also get into partnership dynamics with siblings and how they've avoided the drama, what it's really like working with a fractional family office once your net worth hits a certain point, why "risk" is really just the price you never thought you'd have to pay, a land deal that went from a $25-28M underwritten exit to holding at $15M, watches as a side investment, and how AI is actually changing (and not changing) the way we run our businesses. Honest conversation about ambition, burnout, family, and figuring out what's next after a big exit.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/-----------------------------------------------------------------------------Like, comment, and subscribe for more interviews with real estate professionals turning chaos into opportunity.

30+ Curative Title Deals a Year & the Cash Trap Nobody Warns You About
Show notes
Anyone can teach you how to get into a deal. Matt is back on Dirty Deeds to talk about what comes after — the phase where the real work becomes managing cash, building a team, and having the discipline to walk away from deals other people would kill for.
In this episode, Logan Fullmer and Matt dig into the operator's side of curative title investing: why "the best deal you ever did is the one you didn't do," how Matt killed a high-risk deal with a fraudulent $170K lien and saved $20K in legal fees, and the uncomfortable reality of lumpy cash flow when your capital is tied up in long, messy title deals.
They also break down the "Chicken Earl" deal — tracking down a hard-to-find seller through her Facebook friend in backwoods Florida — that netted roughly $163K in about 30 days, even after a $20K tax mistake. Plus the unglamorous fundamentals that actually build wealth: getting your first commercial line of credit, why clean books unlock cheap bank money, and the honest math on paying the IRS late versus keeping your capital deployed.

The $650K Jet Write-Off & a $3M Flex Space Grand Slam | Captain Kurt Marker
Show notes
Kurt Marker paid for flight school by lifeguarding, teaching surf lessons, and parking cars. He bought his first duplex on a $48,000 salary — selling his own car just to qualify. Today he flies Gulfstreams, advises high-net-worth clients on private jet acquisitions, and just closed his first industrial flex space development for roughly $3 million in profit.
In this episode of Dirty Deeds, Logan Fullmer sits down with Captain Kurt for an unusually candid breakdown of two things people rarely explain honestly.
On aviation: what charter really costs per hour, the real gap between commercial, semi-private, and private, and the complete math on buying a $1.3M turboprop — financing, hangar, insurance, maintenance, and the $650,000 first-year bonus depreciation write-off. Plus depreciation recapture, and why the five-year hold requirement catches people off guard.
On real estate: raising $1.4M, personally signing a $3.5M loan, getting denied by two banks, going to private money at 11.5%, and building 32,000 square feet of flex space now selling at $235 per foot. Why every building stays under 12,000 sq ft, why curb appeal matters even on industrial, and the California eviction that convinced him to leave residential behind for good.

Rehab to $200K: Getting Sober & Cracking the Messiest Curative Title Deals | Caleb Fairclaw
Show notes
Caleb Fairclaw hit rock bottom before he ever found real estate the way he does it now. In this episode of Dirty Deeds, he sits down with Logan Fullmer for one of the most honest conversations on the show — from leaving the trades during the pandemic, to a real estate boom that collapsed overnight, into the darkest stretch of his addiction, and through the rehab stay that turned his life around.
Eighteen months sober, Caleb closed his first curative title deal for $200,000, and he breaks down exactly how he did it: tracking down a disconnected daughter, an unknown step-brother, and a homeless heir to clear title on a property nobody else could untangle.
They also talk about what recovery really means beyond just quitting, why the money felt underwhelming when it finally hit, how he's building a war chest and private-money relationships, and the new California AB 2016 fast-track probate law that's opening up fresh opportunity.

From Cyber Warfare to $350K Quarters: Finding Dead Owners & Curative Title Deals with Data | Tyler Austin
Show notes
Before he built one of the most powerful data platforms in distressed real estate, Tyler Austin was a military and cyber warfare operator — running open-source intelligence and hunting people down for the government. Then he made $350,000 in a single quarter finding dead owners and messy title deals, and never looked back.
In this episode of Dirty Deeds, Logan Fullmer sits down with Tyler, founder of REI Sift (now Datasift), to unpack the intelligence side of the business. They cover his "Go No Go" framework for deciding which deals to chase, why death and delinquency are the two clearest signals of a curative title opportunity, and how obituary data can surface a forgotten high-equity house before it ever appears on a probate or tax-delinquent list.
They also get into how AI predictive scoring works, why the best deals hide in just a handful of neighborhoods, and how top operators build a lasting competitive edge by owning their own data over time.

Finding Dead Owners, Missing Heirs & Cleaning up the Messiest Titles in Real Estate | Stephanie Shepherd
Show notes
When a distressed real estate deal is stuck — deceased owner, missing heirs, a messy title no one can cure — Stephanie Shepherd is who investors call. Known as a "breakthrough specialist," she's built her name on the research side of the business: skip tracing, heir hunting, family-tree building, and untangling curative title problems most people walk away from.
In this episode of Dirty Deeds, Logan Fullmer sits down with Stephanie to unpack the exact process behind her work — why she skip traces a mailing address instead of a name, how she builds family trees on Ancestry to identify rightful heirs, how she reads century-old deeds and Sanborn maps when legal descriptions change, and the cold call script she designed so it never sounds like a scam.
They also cover the eye-opening reality of how your personal data gets sold (yes, the pizza place and the oil change count), plus a jaw-dropping case: a father who forged his own homeless son's deed and cashed a $121K insurance check — and how they fought to make it right.

Colin doesn't just understand how to fix them he built his whole business around finding them.In this episode of Dirty Deeds, Logan and Colin get into the mechanics of curative title what it actually is, how title defects are created, why distressed properties are loaded with them, and how knowing one thing that 99% of investors don't know puts you in deals with zero competition. This isn't theory. This is the playbook.💥 Want to learn how we get the most profitable deals out there?Get Your Free Copy of Distressed Property Secrets Book by clicking the link below:👉 https://dpasummit.com/free-book-page-----------------------------------------------------------------------------------------------------------🎯 Want to be coached by Logan?Book a consultation using the link below:👉 http://coaching.dpasummit.com----------------------------------------------------------------------------------------------------------- 🔗 Connect with Logan:📸 Instagram : https://www.instagram.com/logan_fullmer🎵 TikTok : https://www.tiktok.com/@loganfullmer_?is_from_webapp=1&sender_device=pc▶️ YouTube: https://www.youtube.com/@loganfullmer🌐 Website: https://www.loganfullmer.com/
