    Episode 121

    Show notes

What if you could build wealth through real estate while helping solve America's housing affordability crisis?

In this episode of the Light Up Your Life Podcast, host Samantha Peters sits down with Dominic Inglese, real estate investor and partner at HouseAble, to explore how co-living is changing the game for both investors and everyday working Americans.

Dominic shares his journey from pursuing physical therapy to buying 25 properties by age 25, only to discover that owning real estate doesn't always mean generating real cash flow.

He breaks down how HouseAble's innovative co-living model creates more attainable housing by renting properties by the room, while helping investors build stronger, cash-flowing portfolios.

But success didn't come without setbacks. Dominic opens up about a real estate deal that went terribly wrong, the expensive lessons he learned, and why having a clear strategy is essential before making any investment.

Beyond real estate, this conversation dives into financial freedom, overcoming failure, developing valuable skills, and why making an impact matters more than chasing money.

    In This Episode, You'll Discover:

    • How Dominic went from physical therapy to building a real estate portfolio of 25 properties by age 25.
    • Why traditional rental properties don't always generate the passive income investors expect.
    • How co-living works and why it could help address America's housing affordability crisis.
    • How HouseAble creates opportunities for investors while providing attainable housing for working Americans.
    • Two ways investors can potentially participate in HouseAble's real estate model.
    • The costly real estate mistake that taught Dominic one of his greatest lessons.
    • Why developing valuable skills is more important than simply following your passion.
    • How shifting your focus from making money to creating value can transform your definition of success.

    Powerful Takeaways

  3. Napoleon Hill’s Magic Ladder to Success: The First 5 Steps to Transform Your Life

    Episode 120

    Show notes

What separates people who dream about success from those who actually achieve it?

In this powerful solo episode of the Light Up Your Life Podcast, host Samantha Peters breaks down the first five principles of Napoleon Hill’s ladder to success and shares how you can apply them to transform your mindset, build unshakable confidence, and start creating the life you truly desire.

Because here's the truth: Knowledge without application doesn't create transformation.

Drawing from her own journey of overcoming childhood adversity, breaking generational patterns, and building a life beyond what she once believed was possible, Samantha reveals why success isn't reserved for the lucky, the wealthy, or the well-connected. It starts with a decision to take ownership of your future.

From the power of having a definite purpose to developing self-confidence, taking initiative, using your imagination, and turning ideas into action, this episode is your reminder that you don't need permission to pursue your dreams.

✨ In This Episode, You'll Discover:

    • Definite Aim: Why getting crystal clear on your vision is the foundation for creating a life of purpose, fulfillment, and success.
    • Self-Confidence: How to build confidence through action, self-trust, and stepping outside your comfort zone.
    • Initiative: Why successful people create opportunities instead of waiting for someone to give them permission.
    • Imagination: How to expand your thinking, challenge limiting beliefs, and envision possibilities beyond your current circumstances.
    • Action: Why implementation, not information, is what separates dreamers from achievers.

You'll also learn why manifestation requires more than visualization, how your daily habits shape your future, and why you don't need to know every step of the journey to take the first one.

🔥 Powerful Reminders From This Episode:

"Knowledge without application doesn't create transformation."

"You don't need permission to pursue the vision that you have for your life."

"Information is not transformation. Implementation is what creates the change in your life."

    💫 Your Challenge This Week:

Stop waiting for the perfect moment, more confidence, or someone else's approval.

Get clear on what you want your life to look like five years from now. Identify the habits that are moving you closer to that vision and the ones keeping you stuck.

Then ask yourself: What's ONE action I can take TODAY to move closer to the life I deserve?

Remember, you don't have to see the entire staircase to take the first step.

Your future isn't created by what you know. It's created by what you DO.

  4. He Made It to the Major Leagues, Then Had to Rebuild His Life with Ryan Roberts

    Episode 119

    Show notes

What happens when you achieve the dream you’ve worked your entire life for and then that chapter ends?

In this episode of the Light Up Your Life Podcast, Samantha Peters sits down with former Major League Baseball player Ryan Roberts for a powerful conversation about the unseen side of professional sports, performing under pressure, recovery, identity, and what it takes to reinvent yourself after the life you once knew changes.

Ryan spent nine seasons in Major League Baseball after being drafted by the Toronto Blue Jays. While fans saw the games and highlights, behind the scenes were relentless travel, disrupted sleep, injuries, scrutiny, physical exhaustion, and the pressure to perform through it all.

Ryan takes us behind the scenes of professional baseball and shares why some of the greatest challenges weren't physical, they were mental. He explains how breathing techniques, routines, preparation, and the support of his teammates helped him stay grounded when the pressure was at its highest.

But one of Ryan's biggest challenges came after baseball. He opens up about the difficult transition from being known as “the baseball player” to figuring out who he was without the sport, including navigating anxiety, depression, uncertainty, and learning how to become a beginner again in the next chapter of his life. Ryan also shares the personal health scare that forced him to rethink the way he approached energy, caffeine, hydration, and recovery. After long days running a coffee shop and relying heavily on caffeine, a minor heart attack became a major wake-up call.

Those experiences ultimately helped inspire Ryan to build RIVYN, beginning with CoreFlo, as he took lessons learned from elite athletics and applied them to people navigating demanding careers, workouts, travel, parenting, and everyday life.

    In This Episode, We Discuss:

    • What life in professional baseball is really like behind the highlights
    • Ryan's journey from being drafted by the Toronto Blue Jays to spending nine seasons in the Major Leagues
    • Why the minor leagues were one of the toughest parts of his journey
    • The mental demands of performing throughout a 162-game season
    • How breathing, routines, and pre-performance rituals helped Ryan handle pressure
    • Why having the right people around you matters when you're struggling
    • The identity loss Ryan experienced when his professional baseball career ended
    • Navigating anxiety, depression, uncertainty, and starting over
    • Learning to become a beginner again after succeeding at an elite level
    • The health scare that changed Ryan's perspective on energy and recovery
    • How his experiences ultimately contributed to the creation of RIVYN and CoreFlo
    • Why recovery can be just as important as pushing harder
    • The everyday lessons non-athletes can take from elite sports
    • Why sleep, hydration, nutrition, recovery, and listening to your body matter
    • What Ryan is building now and what matters most to him in this next chapter

Whether you're an athlete, entrepreneur, parent, professional, or someone navigating a major transition, this conversation is a reminder that your identity is bigger than any title you've held—and starting over doesn't mean starting from nothing.

Sometimes the end of one dream is the beginning of an entirely new purpose.

  5. 23 Years Younger? The Longevity Secrets That Could Change How You Age with Valérie Orsoni

    Episode 118

    Show notes

What if some of the things we’ve been told are simply part of aging aren’t as irreversible as we think?

On this episode of the Light Up Your Life Podcast, Samantha Peters sits down with Valérie Orsoni, biohacker, longevity expert, entrepreneur, and author of 56 books, for a fascinating conversation about what may actually move the needle when it comes to living longer, stronger, and healthier.

Valérie has been tracking and experimenting with her own biology since 1998. Her approach to longevity is personal and data-driven: test, take action, adjust, and retest. She shares measurable changes she says she has experienced in her own bone density, vision, lung health, inflammation, and biological-age markers, and the habits and protocols she associates with those changes.

Rather than focusing only on expensive biohacking technology, Valérie explains why some of the most powerful longevity practices can also be some of the simplest: consistent sleep, morning daylight, strength training, movement, nutrition, stress management, social connection, and joy.
We also dive into epigenetics, inflammation, supplements, fasting, red light therapy, women’s muscle and bone health, and why optimizing your health starts with getting the fundamentals right.

    In This Episode
    You’ll discover:
    - What Valérie means by “reversing the irreversible”
    - Why she believes it’s never too late to improve your health
    - The difference between lifespan and healthspan
    - The measurable changes she has seen in her bone density, vision, and lung health
    - Why testing and tracking biomarkers are central to her approach
    - The five pillars of epigenetics: nutrition, fitness, stress management, sleep, and social interaction
    - Why consistent sleep and morning daylight can be powerful—and free—longevity tools
    - The importance of strength training, especially for women over 40
    - How inflammation and nutrition may influence the way we age
    - Valérie’s approach to supplements, including collagen, creatine, glycine, magnesium, and NADH
    - Her thoughts on intermittent fasting and why she cautions against extreme fasting protocols
    - Why joy, relationships, and mindset belong in the longevity conversation
    - Why foundational habits should come before advanced biohacking

    Memorable Quotes

  7. The Science of Wishing: How to Train Your Brain to Get What You Want with Brownell Landrum

    Episode 116

    Show notes

What if wishing wasn’t just about birthday candles, shooting stars, or hoping something magically happens? What if there was actually science behind the way we wish and a way to make our wishes more powerful?

In this episode of Light Up Your Life, Samantha Peters sits down with Brownell Landrum, TEDx speaker, author of The Art and Science of Wishing, host of the Cosmic Wishes Show, and founder of The Cosmic Wish Experiment, a global grassroots effort centered around collective wishing.

Brownell shares how a late-night lecture on neuroplasticity sparked her curiosity about the science behind wishing and ultimately led her to research the work of more than 90 scientists. Together, Samantha and Brownell explore how wishing sits somewhere between a goal and a prayer, combining intention and personal action with an openness to possibilities outside of our control.

They dive into neuroscience, subconscious programming, visualization, repetition, ritual, and the reticular activating system, exploring how what we repeatedly focus on can train our brains to recognize people, ideas, and opportunities connected to what we desire.

They also discuss where wishing overlaps with manifestation—and where it differs. Brownell challenges the idea that if you don't receive exactly what you asked for, you've somehow failed. Instead, she introduces four possible responses to a wish: yes, no, not yet, or something better—and explains how a “no” can sometimes become an invitation to make an expansive pivot toward an outcome you never considered.

The conversation also explores subconscious resistance, worthiness, the power of language, the default mode network and creative problem solving, and why over visualizing an outcome can sometimes work against us.

Brownell leaves listeners with her three P's for more intentional wishing: peaceful, positive, and purposeful and a reminder that our most powerful wishes aren't necessarily about what we want, but about what holds deeper meaning and purpose in our lives.

    In This Episode, You'll Discover:

    • How wishing differs from goals, prayer, and manifestation
    • The neuroscience behind repetition and focused intention
    • How the reticular activating system influences what you notice
    • Why rituals can make wishes more meaningful and memorable
    • How subconscious beliefs can support or sabotage what you're working toward
    • Why your best ideas may appear in the shower, on a walk, or during exercise
    • The role of action in turning wishes into reality
    • Why “no” isn't necessarily an ending, it's information
    • What Brownell calls the expansive pivot
    • Why toxic positivity can become problematic in manifestation
    • Brownell's three P's: peaceful, positive, and purposeful
    • How collective wishing could help create positive change in the world

    Memorable Moments

“A wish is somewhere beautifully in between.”

“No isn't necessarily an ending, it's just information.”

“The more we can bring back these collective wishing rituals, the more we can change the world together.”

If you've ever wondered whether there's more to wishing, manifestation, visualization, and intention than simply thinking positively, this conversation will give you a completely different perspective on what it means to make a wish and what you can do after you make one.

  9. The Power of Podcast Guesting: Building Visibility, Trust & Revenue with Gabrielle Scout

    Episode 114

    Show notes

What if one podcast interview could lead to your next client, book sale, collaboration, speaking opportunity or even a six-figure business relationship?

In this episode of the Light Up Your Life Podcast, Samantha Peters sits down with Gabrielle Scout, editor, strategist, and founder of Scout’s Agency, a leading podcast visibility firm that has booked nearly 6,000 podcast interviews and executed more than 400 Podcast Tours for founders, authors, entrepreneurs, and thought leaders.

As a pioneer of the Podcast Tour model, Gabrielle recognized the power of podcast guesting as a visibility and relationship-building strategy long before it became a mainstream PR tactic. Her clients have generated extraordinary results, including 150 high-ticket inquiries from a single interview, 7,000 books sold in one month, and 100% quarter-over-quarter revenue growth.

Gabrielle is also the Editor-in-Chief of REVUE and host of PODCAST by SCOUT, with her work featured in Forbes, Entrepreneur, and Business of Fashion.

Samantha and Gabrielle unpack why podcasting can create something that short-form social media often can't: long-form trust, authentic connection, and relationships that continue creating opportunities long after an episode goes live.

Gabrielle reveals what separates simply being a podcast guest from strategically turning podcast appearances into business growth. She shares why the biggest podcast isn't always the best podcast, how to pitch hosts without sounding transactional, and how entrepreneurs can turn a single conversation into an entire ecosystem of content, connections, referrals, and opportunities.

You'll also hear the incredible story of how one podcast connection with Ali Webb, founder of Drybar, evolved into an invitation to co-host an event and ultimately a client relationship.

    In This Episode, You'll Discover:

How Gabrielle accidentally discovered podcast guesting as a powerful PR strategy
How Scout’s Agency grew from cold pitching 1,000 women to booking nearly 6,000 podcast interviews
Why audience alignment matters more than chasing the biggest shows
What makes a podcast guest memorable—and what actually drives ROI
Why the best guests continue supporting the host before and after recording
How one highly aligned podcast appearance generated $100K in client contracts
How podcasting helped support a successful book launch with only 2,500 Instagram followers

  12. Wealth, Wills, and Winning with Jessica Lynn Silva

    Episode 111

    Show notes

What happens to everything you’ve worked for if you don’t have a plan in place?

In this episode of Light Up Your Life, Samantha Peters sits down with Jessica Lynn Silva, Esq., an award-winning Florida estate planning and probate attorney, internationally bestselling author, speaker, coach, and founder of the Law Office of Jessica Lynn Silva, PLLC.

Jessica makes estate planning easy to understand and explains why it isn’t something reserved for the ultra-wealthy—or something you should wait until later in life to think about. From wills and trusts to life insurance, probate, prenups, and financial literacy, Jessica shares practical ways to protect yourself, your family, and the wealth you’re working so hard to build.

She also opens up about her personal journey from becoming a single mother at 18 to building a successful legal career spanning more than two decades, and how those experiences shaped her passion for helping families protect what matters most.

    In This Episode, You’ll Learn:
Why estate planning should begin as early as age 18 and the foundational documents every adult should consider, including powers of attorney and healthcare directives.
The difference between a will and a trust, and when a trust may make sense for families with children, blended families, multiple properties, or assets in different states.
What probate actually is, why it can become time-consuming and expensive, and how proper planning may simplify the process for your loved ones.
What can happen when someone dies without a will or trust and how state intestacy laws determine who inherits their assets.
How life insurance can provide important financial protection for spouses, children, and families after an unexpected loss.
Why building wealth is only half the equation—and why protecting and transferring wealth deserves just as much attention.
The role financial literacy plays in creating lasting generational wealth and why earning or inheriting money doesn’t automatically mean you’ll keep it.
Jessica’s perspective on wealth-building vehicles such as real estate, precious metals, businesses, LLCs, and selective investments.
Why prenups and postnups can be practical financial-planning tools, particularly when significant assets are involved.
How Jessica’s book, Wealth, Wills, and Winning, combines her personal story with lessons on building, protecting, and ultimately transferring wealth.

This conversation is a reminder that creating a legacy isn’t simply about how much money you make. It’s about intentionally protecting what you build and making sure the people you love aren’t left trying to figure everything out when you’re gone.

What does it take to build a meaningful life, lead with purpose, and create a legacy that lasts?

In this powerful episode of the Light Up Your Life Podcast, Samantha Peters sits down with Executive Business Coach Mario Aguilar to discuss leadership, identity, faith, intrapreneurship, and the lessons he's learned from over two decades helping build some of the most influential brands in business and media.

As a day-one Valuetainment original and trusted leader behind the scenes, Mario shares how leadership evolves through different seasons of life, why serving a vision bigger than yourself can be one of the greatest paths to growth, and how faith became the foundation that transformed his life.

Mario opens up about overcoming personal struggles, navigating difficult seasons, learning from failure, and discovering that true identity isn't found in money, titles, or success, but in knowing who you are at your core.

If you've ever struggled with finding your purpose, balancing ambition with family, or building a life that aligns with your values, this conversation is for you.
